PLANNING It is anticipated the future owner of Steps Cottage will redevelop the site. Given the size of the site some prospective purchaser may see the potential to demolish and replace with two dwellings. Preliminary enquiries were made by the vendor for a single dwelling, architect Michael James, RIBA. A copy of his letter to the planning department of South Hams District Council is available, together with the accompanying sketch plan, and a copy of the Councils reply dated 20th May 2004. The architects proposals were for a new building with a floor area of 240m (2583 sq.ft) and the Councils response was that this would be supportable, subject to consideration and more detail of the design of the dwelling, the levels and other landscape impact such as existing trees and existing ground levels. Given the size of the site some prospective purchaser may see the potential to demolish and replace with two dwellings.

Follow Court Road past The Fairway, past Wrights Lane and turning left in to Lower Court Road. Continue down this road. Steps Cottage will be found on the right hand side at the end of the private road before the foot path.
