At the house itself, a path of natural stone leads to the front door, which is sheltered by an oak-framed porch under a clay-tile roof. The façade, with its palate of traditional materials including natural lime render and painted timber joinery, blends seamlessly with Prinsted's vernacular buildings. An impressive brickwork chimney projects well above the roofline and makes this a home with real presence.

The ground floor of Westerly is designed for the modern lifestyle, free of internal partitions and flooded with light. The kitchen combines with the dining and living area to form one voluminous open-plan space. The entrance hall area provides a useful space for welcoming guests, with a view through the house to the garden beyond. The hall also provides access to a cloakroom and a plant cupboard.

The first floor landing is wider than usual and has natural light from a window, giving it a spacious feel. The landing also has a laundry cupboard that can house a washing machine and tumble dryer. Prinsted can claim to be one of West Sussex's best-kept secrets, a little-known village nestled on the shore of Chichester Harbour. This Area of Outstanding Natural Beauty is a water lover's paradise, with beautiful walks along the shore, a lively dinghy-sailing and watersports scene, and two marinas close by. Near at hand is the bustling harbourside market town of Emsworth, which has a choice of independent shops, pubs and restaurants. Prinsted is well connected, with the A259 and Southbourne railway station nearby. Fast trains from Havant, a short drive away, take just over an hour to reach London Waterloo.

Westerly is set back from the private road, with an attractive front garden. To one side is the driveway, which has space for at least two cars and leads to a large single garage (internally 3 x 6 metres). At the rear of the garage is enough space for removing muddy boots and outside clothing, even with a large car parked inside. A door and window lead to the garden. Beside the garage is a painted-wood side gate leading along a natural stone path to the enclosed rear garden.

The rear garden is 15 metres wide, and has been pleasantly landscaped. It is walled on two sides, with a central lawn and surrounding planting, and is very private. There is a large stone terrace that can be used for outdoor living and dining, and which connects to Westerly's open-plan ground floor via glass sliding doors.
