Full description

Westerly enjoys wonderful surroundings at the centre of Salterns Reach - five individual new homes nestling in the heart of the harbourside village of Prinsted. Every part of Salterns Reach has been designed with care, down to the smallest detail. More than a dozen people have contributed their specialist skills over thousands of hours during the design process. From the impressive oak-framed church porch to the fine Arts and Crafts detailing, every part of Westerly has been created with obsessive attention to detail.

The approach to Westerly, off a private road in a secluded location, is truly impressive. The scene is set as you enter Salterns Reach through sculptural iron columns designed by the artist Nigel Searle. At the house itself, a path of natural stone leads to the front door, which is sheltered by an oak-framed porch under a clay-tile roof. The façade, with its palate of traditional materials including natural lime render and painted timber joinery, blends seamlessly with Prinsted's vernacular buildings. An impressive brickwork chimney projects well above the roofline and makes this a home with real presence.

The ground floor of Westerly is designed for the modern lifestyle, free of internal partitions and flooded with light. The kitchen combines with the dining and living area to form one voluminous open-plan space. The entrance hall area provides a useful space for welcoming guests, with a view through the house to the garden beyond. The hall also provides access to a cloakroom and a plant cupboard.

The most striking feature of the ground floor is its almost entirely glazed rear wall, which opens on to a stone terrace and a private enclosed garden. Within the open-plan space are three areas, each with its own identity and separate lighting. Westerly's sociable kitchen layout features a breakfast bar peninsula, which provides seating for two people. The contemporary designer kitchen is provided by the luxury German brand Leicht, and features Silestone solid surfaces, a full range of Miele appliances, and undermounted Blanco sink with statement Culina-S tap. The living area focuses around a contemporary inset wood burner, which has a custom-made polished concrete surround. To the side, the dining area offers a view of the garden, with a seamless connection to the outside when the sliding glass doors are open.

An oak staircase with glass balustrade rises to the first floor. Beneath the staircase is a useful storage space; inside is a patch panel from which the house's data network can be controlled. Westerly is pre-wired to provide data connectivity in every room.

The first floor landing is wider than usual and has natural light from a window, giving it a spacious feel. The landing also has a laundry cupboard that can house a washing machine and tumble dryer. Opening the pull-down loft hatch with ladder provides easy access to the 10-metre fully boarded loft, which has standing headroom. The loft has natural light from two round windows, and the potential for conversion to habitable accommodation (subject to obtaining the necessary consents).

The principal bedroom is fitted with a bespoke wardrobe, which has a hand-painted finish and large sliding doors. The en suite is fitted with luxury Laufen sanitaryware, including an oversized basin on an Ambiance Bain drawer unit. The large walk-in shower features a Hansgrohe Raindance unit, which has a 'rainfall' head above as well as a separate hand shower. Like the family bathroom and cloakroom, the en suite is fully tiled with Porcelanosa tiles.

Two further bedrooms face west, with an outlook to nearby countryside. The second bedroom is a comfortable double; the third is a single bedroom that could equally be a useful home office or studio.

The generously sized family bathroom is fitted with a Laufen wall-hung basin and back-to-wall WC. The dual-purpose shower-bath has a square, modern shape below the shower head and a specially designed glass screen. All taps and valves in the bathroom are by premium brand Hansgrohe.

Westerly's entire heating requirement is provided from a renewable source, in the form of a micro-generation heat pump. This supplies the wet underfloor heating on the ground floor, and designer radiators on the first floor.

Prinsted can claim to be one of West Sussex's best-kept secrets, a little-known village nestled on the shore of Chichester Harbour. This Area of Outstanding Natural Beauty is a water lover's paradise, with beautiful walks along the shore, a lively dinghy-sailing and watersports scene, and two marinas close by. Near at hand is the bustling harbourside market town of Emsworth, which has a choice of independent shops, pubs and restaurants. Prinsted is well connected, with the A259 and Southbourne railway station nearby. Fast trains from Havant, a short drive away, take just over an hour to reach London Waterloo.

Westerly is set back from the private road, with an attractive front garden. To one side is the driveway, which has space for at least two cars and leads to a large single garage (internally 3 x 6 metres). At the rear of the garage is enough space for removing muddy boots and outside clothing, even with a large car parked inside. A door and window lead to the garden. Beside the garage is a painted-wood side gate leading along a natural stone path to the enclosed rear garden.

The rear garden is 15 metres wide, and has been pleasantly landscaped. It is walled on two sides, with a central lawn and surrounding planting, and is very private. There is a large stone terrace that can be used for outdoor living and dining, and which connects to Westerly's open-plan ground floor via glass sliding doors. The garden also features a hand-crafted garden shed, designed and built by local woodworker Michael Hawes.
