Seabreeze Cottage Tearoom consists of the entire ground floor of the original 14th century cottage, complete with cottage windows, beamed ceiling and cast-iron wood-burner in a beautiful stone fireplace with bressomer beam above. There is a small counter with till and card-reader and tables and chairs for 24 covers. Shelving at one end provides space for the sale of gifts and other locally-sourced items. Service is by waiter/waitress to the tables from the adjacent kitchen.

Seabreeze Cottage Tearoom is located in the prime trading position of the village, directly opposite Lynmouth Harbour. Lynmouth itself is one of the most popular visitor attractions in the Exmoor National Park. The area, with its cafes, shops and two pubs, is popular with both visitors and locals and attracts passing trade all year round.

The Store Room

The Season 
Lynmouth is a popular daytime destination for visitors to Exmoor National Park, with many arriving throughout the day by car or coaches to take advantage of the variety of shops, cafes and restaurants the village has to offer. The main tourist season is from Easter to October, but many businesses continue to trade throughout the year, particularly those close to the popular harbour area.

The businesses has been trading since March 2016. The owner is happy to share details of costs and income derived since that time, to demonstrate the excellent levels of income and profit.

Inventory & Stock 
The business will be transferred as seen, with all equipment, furniture and stock to continue trading as at present. The price will include a transfer of the lease, all equipment at the premises, stock, signage and the goodwill of the business. A full inventory will be provided after viewing the premises.

The current owner is happy to give any new owners a full briefing, after exchange of contracts, to ensure a smooth transition of the business. This will include an explanation of bookkeeping, stock ordering, introductions to all suppliers and a hand-over period, if required.
