Full descriptionThis sweet two-bedroom house, found in the heart of South Tottenham has bags of character and potential. With lovely fireplaces and exposed floorboards as well as the possibility to extend up and out to create more space and light, this pretty Victorian home is perfect for a young family looking to move into this coveted community in North London.
Clonmell Road is slap bang in the middle of everything, only a stone’s throw from Downhills Park and Lordship Rec, and within touching distance of both Seven Sisters and Turnpike Lane.
Brickworks Says - This road is very close to our heart, so it is hard to be objective, but we genuinely think that it is one of loveliest in the area. Nestled next to two local parks, and within catchment for two respected primary schools, it is easy to understand why families have flocked to these parts in recent times.
The fabulous, stripped floorboards and fireplaces are a welcome bonus, adding character and atmosphere to this charming period home. We love the large family bathroom, especially as many other houses in the area suffer from small-bathroom-syndrome. We also like the built-in storage found in the hallway and second bedroom. It's a clever introduction that utilises these spaces brilliantly.
The Owners Say - In the four years we have been here, the area has benefited from massive regeneration. This has included huge investment being poured into Lordship Rec (it is now a haven for kids), new shops, funding for children's centres and so much more.
We have small children, so we love the fact that there are two parks nearby, many nurseries and children's centres offering free play groups. There is also a GP Practice and Pharmacy five minutes away from the house.
One thing that made us choose this house in the first place is the fact that it has plenty of light and a great open plan living/dining room area. The garden is a pretty good size also. It's quiet too, but still close to two underground and two overground stations.
After much deliberation, we have decided to move abroad permanently for work, but we will miss the area and the good friends we have made.
Points To Consider - Wed love to get our hands on this place and inject some creative flair! Why not consider a side-return to create a large, light and impressive, open-plan living space downstairs. Or a loft conversion, which would easily create a large third bedroom with ensuite bathroom. All work is subject to the relevant planning consents, of course, but there is the precedent on the street for this type of work.
Seven Sisters Underground (Victoria Line Zone 3) is, according to Google maps, a 17-minute walk. We think they must have been dawdling, as it is closer to 10. And the Victoria Line will run 24 hours a day soon too.
The Cycle Superhighway (CS1) has been extended up Tottenham High Road to Seven Sisters Tube. This significant improvement provides safer and quicker routes for cyclists heading into central London.
Part of Harringay Council, the property is in council tax Band C (£1,319.11 per year).
Brickworks Loves - Sushi-Heads: literally at the end of the street. This brilliant Japanese place has recently sprung up under the ownership of a local Mum (she makes all the sushi herself too). If you place your order during the day, you can pick it up on your way home from work, ready for a summer supper. We particularly recommend the fried chicken teriyaki. Lip-smacking.
Craving Coffee: this independent coffee company has justifiably become a Mecca for Tottenham coffee lovers. So forget corporate Costa and grab a proper double Macchiato from Matt & Rachel and the gang. Oh, and they have an alcohol licence too (as and when required).
San Marco: fantastic home-made Italian grub about twenty minutes on foot due north. This place is a buzz of family feasting on a Friday evening - cheap, cheerful and properly yummy with chequered table cloths and everything.
Tottenham Green Leisure Centre: having undergone a massive refurbishment, the facilities are now brilliant. These include: three pools, a gym, sauna and a very popular soft play area for kids. There is also a cafe where parents can rest-up and watch the little ones left-off steam.
Downhills Park and Lordship Rec: both moments away have great independently run cafes (with good coffee and affordable food), generous open spaces, a paddling pool, playgrounds, a BMX track and little woods for all kinds of muddy adventures and make-believe.
About Brickworks - Brickworks is an independent company committed to an intelligent and ethical approach to estate agency. We were founded on one guiding principle: to bring positive and significant change to the way people buy and sell a home.
The Legal Bit - While we endeavour to maintain accurate photographs, floor plans, and descriptions, these are intended as a guide and purchasers must satisfy themselves by personal inspection. Total floorplan measurements have been rounded for ease. Distances are also provided as an approximate.
