Lot 1 - Newton Fell House, outbuildings and approximately 11.56 acres of land
Newton Fell House represents a highly unusual opportunity to purchase a delightful rural property with scope to enhance into something very impressive.
Newton Fell is approached from the lane down a private drive through the centre of its land. The drive runs around the outbuildings and arrives in the most charming courtyard. Immediately, you are struck by the potential within the intimate and traditional courtyard. The setting is very peaceful in the middle of rolling countryside with far reaching viewings over the Tyne Valley.
On the ground floor there is a very welcoming kitchen/ dining room with excellent views over the Tyne Valley and east into the courtyard. A boot room and utility room lie adjacent to the kitchen.
At the front of the house are two well proportioned south facing reception rooms. A staircase leads upstairs from the front door onto a spacious landing. The four bedrooms are spacious and well proportioned. The master bedroom has an ensuite bathroom and there is a further family bathroom. The house has been kept to a good standard and provides excellent accommodation with well laid out, light rooms.
A pre-application enquiry has been made to the local planning authority to extend the house by converting the adjoining outbuilding. This proposal would create a superb 7 bedroom house with 5 bathrooms and an additional 3 reception rooms.
