Situation And Description - Ermington is a delightful village, nestled within the wooded Erme valley and set against the backdrop of its famous crooked church spire. It has its own primary school, village square, pub, bistro and a boutique hotel/restaurant. The South Hams boasts a glorious rugged coastline dotted with fabulous beaches, including Mothecombe and Wonwell approximately 3 miles away. Secondary schooling and a wider range of amenities can be found in the small town of Ivybridge which lies 3 miles to the north as does the Dartmoor National Park. The A38 is some 2 miles distant in the same direction, giving access to the University and Cathedral cities of Exeter and Plymouth.

Although of indeterminate origin, the cottage is believed to date from the C17th and is undoubtedly one of the oldest in the village. It has predominantly cob/stone walls with an oak-framed extension being added a few years ago which now provides a most useful utility room and pergola off the kitchen.

A further planning consent has been granted in recent years for the conversion of a store into a studio and bedroom, and a meaningful start has been deemed to have been made.

Externally, the cottage itself occupies a broadly triangular-shaped plot with ample parking for numerous cars and beautifully tended gardens which extends to around 1/4 of an acre. In addition, some nearby land, bordered by the River Erme along the whole of one side and extending to around 4 acres is also available by separate negotiation.

Please Refer To The Attached Floor Plan And The Accommodation Brielfy Comprises:- - The split-level SITTING/DINING ROOM is a beautiful, heavily-beamed, triple aspect room of exceptional character with exposed roof timbers and support trusses and an inglenook fireplace with wood burner, timber over mantle, original bread oven and a slate hearth. An open tread staircase leads to the First Floor and a wooden door with a latch fitting leads to the KITCHEN which is well fitted with a good range of lime-washed oak units and including 1.5 bowl sink unit with mixer tap fitting and adjoining work surfaces with tiled splashbacks and cupboards and drawers under. Tiled flooring. Matching lime-washed dresser unit with storage space under and additional work surfaces with matching storage cupboards and drawers under. Beamed ceiling. Off the KITCHEN is a UTILITY ROOM which has under floor heating, a range of units with storage cupboards and drawers and plumbing for automatic washing machine. A stable-type door leads from the Utility Room to a covered drying area at the side of the property. The rear porch has a tiled floor, under floor heating and a stable door leads to the outside whilst a further door leads to the BOILER ROOM which has a Worcester wall-mounted gas fired boiler and Range Tribune hot water cylinder.

First Floor - The landing has wood panelled walls and access to a roof space. The MASTER BEDROOM has a vaulted ceiling with exposed A-framed roof timbers and a window to side overlooking the garden and countryside beyond. The en-suite bathroom has a 3/4 bath, WC and hand wash basin.

BEDROOM 2 is a further double sized room with beamed ceiling and linen cupboard with slatted shelving.
The BATHROOM has a roll top bath with claw feet, WC and cottage-style hand wash basin. Heated towel rail/radiator.

Outside - The property is approached over an extensive gravelled driveway which affords ample hard standing room for several cars and access to the former garage which now has planning consent for conversion to provide ancillary accommodation, etc.

The gardens to the front and side of the property are predominantly lawned for ease of maintenance, connected by some attractive slate-topped steps and interspersed with well stocked and tended flowerbed borders with a number of mature plants and trees. Matching slate steps lead up to the top of the garden which is also lawned and a particularly private area for sitting out, etc. Immediately to the rear of the property is a gravelled terrace, again for sitting out, and attractive water feature with slate-topped retaining wall and a slate bridge over.

Further slate steps rise up to the rest of the rear garden which is again beautifully landscaped and maintained laid mainly to lawn for ease of maintenance but with flower and shrub beds and borders. Open fronted stone/slate store and adjoining paved sitting out area.
