Full description

Tenure: Freehold

The property consists of a porch, interior hallway, kitchen with utility room beyond it and two large reception rooms (currently used as a dining room and lounge). On the first floor there are two good-sized double bedrooms and a single bedroom/box room, plus a family bathroom. There is storage space in the loft, and under the stairs.

The garden here is a real treat - it was once home to a large tree, the trunk of which now makes a centrepiece of a beautiful flowerbed, which is full of flowers (including lavender and roses), herbs, and shrubs. There is an immaculate lawn, and a patio area too. The garden is fully enclosed by brick walls on two sides and a mature hedge on the other, with a large wooden gate providing access from the front.

The block-paved driveway can fit two cars in front of the property, and it runs along the side of the house to the back garden (it is possible to get a small car all the way to the back of the property).

Inside there is some modernisation needed - it requires a new bathroom suite, for example, but is otherwise a well-presented property with some wonderful features. My personal favourite is the exposed brick chimney breast and fireplace in the lounge, but there are also the original stained glass windows in the hall (now inside a secure UPVc door at the front of the porch), the bay windows at the front, the wood floorboards in two of the bedrooms and there are still picture rails or ceiling coving in many of the rooms.

One of the best things about the location of the property is the proximity to the train station - you can walk there in minutes to hop onto a direct train to several major cities. There are also regular buses running into Long Eaton, Beeston, Nottingham, Castle Donington and East Midlands Airport. By road, the M1 and A50 are close by - you can be on thse major roads within 10 minutes.

There are good schools close by, and overall Sawley is an attractive and in-demand area to live in - it has its own shops, golf course, several good pubs and lovely river walks by Sawley Marina.
