You are welcomed to the manor via a beautiful arched silvered oak entrance door and inside a wealth of architectural details are on display including splendid oak beams and timbers, open fireplaces including inglenooks, mullion window, oak latch and pine panelled doors and vaulted ceilings. Ceiling heights are very lofty throughout, indicating the prestigious nature of the original building and the manor benefits from all around attractive aspects over its own land and beyond. The expansive accommodation is arranged on three floors and provides generous and atmospheric living space, affording scope for updating/modernisation.

Historic Notes
The property is mentioned in a number of historical tomes, ,these include the Domesday Book (by the name of God Selle) at which time it was part of the possessions of the Bishop of Bayeux and William Hasted’s ‘History and Topography of Kent’ (published 1798). Described as ‘a manor of great antiquity’ the estate became the property of a family who assumed their name from it. During their 400 years residency, custodians included Sir John Goldwell who was as a commander ‘of considerable note’ in the reign of King John, John Goldwell, who lived in the reign of Edward III, continuing down to John Goldwell who resided there until the early 17th century. Beneath the property is an ancient well, known as the Golden Well which was reputed to hold water of curative properties. The origins of the well are unknown but may possibly explain the property’s name.

Outside
The part walled gardens and grounds are well established and encompassed by mature trees and shrubs creating a secluded and private setting. The formal gardens incorporate well stocked beds and borders filled with range of flowering shrubs and herbaceous plants and collections of rose varieties creating stunning displays throughout the seasons.

At the rear, there is a stone terrace flanked by ancient rag-stone walls, creating a delightful secluded spot to enjoy the surroundings and at the front a rose clad archway gives access to the lawn from which stunning rural views can be enjoyed. There are stone steps leading down to the paddock which also benefits from separate vehicular access from the driveway. Further areas of the grounds are arranged in an informal manner blending with the surroundings. The private driveway leads to a substantial parking area providing space for numerous vehicles. Adjacent are the brick built stables. The stables and offices provide potential for conversion for further ancillary space subject to obtaining any necessary planning consent(s).

Goldwell Barn
Planning permission was granted for the conversion of the Grade II listed barn into a three bedroom dwelling.

The barn probably dates from the 17th century and displays traditional elevations of weather-board and brick with a later single storey addition, all under a pitched and hipped tiled roof.

The interior displays a wealth of original timbers, braces and trusses under splendid oak rafters. It is proposed the conversion will take into account the character of the original building including the retention of the original wagon entry doors and much of the original joinery.

The majority of living space will be at ground floor level and the planned accommodation will comprise: dining hall, galleried living room & landing, 2 ground floor en suite bedrooms, 1st floor en suite bedroom, study/bedroom 4, kitchen/breakfast room and utility areas. There will be French doors from the dining hall and the kitchen, giving access to the gardens.

The barn is set at the end of the private driveway, ensuring no passing traffic and a peaceful setting. The grounds amount to about half an acre including a natural pond. They are flanked by open farmland and afford wonderful far reaching views.

Mains electricity and water are provided within the building. It is proposed to use ground source heat pumps for the under-floor heating system, supplemented by a wood-burning stove to avoid the necessity for wall hung radiators. A sewage reed bed filtration system is to be installed for the benefit of environment.

Planning Permission No: 15/00695/AS
