Ditton was first recorded in the Doomsday book of 1086. It is within the parish and borough council of Tonbridge and Malling. The property is located in the heart of the village centre, immediately behind the attractive and ancient stone church of St Peter's. This is an exclusive cul-de-sac in Ditton, with only 13 houses. The small close is bisected by an attractive steam- Bradbourne Stream containing freshwater trout, large carp, minnows and mature water plants.

There are a variety of close-by rail service options including London Victoria from the local train stations at East Malling (<20 mins walk), West Malling (5 mins drive), or London St Pancras via Aylesford (4 min drive) or the ultra-fast service (Javelin) via Ebbsfleet (25 mins drive). The M20 Motorway is only a short drive away, with very rapid access to the continent via Ebbsfleet, Dover and Folkestone.

There are quiet walks in the area, including around the adjacent Ditton ford, the Bradbourne Estate and the small but attractive Ditton Nature Reserve. A large number of shopping & leisure facilities are found within driving distance. The closeby excellent educational facilities have been mentioned above.

Seller’s Comments
We’re moving abroad, but we can say that we have absolutely loved bringing up our young family in Kent (which incidentally was voted the best family holiday destination in Europe by the Lonely Planet last year !). It’s an incredible county for things to do with your kids. And we have loved living in this neighbourhood. The neighbours aren’t just fine - they are exceptional. Our street has a good mix of age groups (from young families to older people who bought these houses as “youngsters” and had no reason to leave this pretty locale). There is true neighbourly support - from gardening help, through to baby sitting and looking after pets ! We have two official “street” parties per year - an annual BBQ and a winter drinks party. This house has been great to us - an attractive warm-feeling home, something with a bit of character, good living space and in a quiet, calm spot next to the old church and the stream. We shall miss it and our neighbours !

General Information
The property is well equipped and well maintained.
Insulation: cavity wall & double glazing throughout (pre-existing). Since the last EPC, the owners have renovated the house, using the highest specification Timbertec underfloor insulation and taking loft insulation to the current recommended maximum standard. A new EPC has not been obtained (as the last one is still in date and already had a better than average UK rating), but it could now be predicted to show significant additional improvement.
Heating: gas boiler (Vailant ecotec plus), themostat controlled, with radiators present in all rooms (except the conservatory).
