The Property
A superb Georgian type mews house in one of the most upmarket and wonderfully quiet spots in Ditton. Why choose this house against comparables in the same area ?:
It has character & real kerb side appeal. As a Period styled Mews house, they are unique in this area and have an appeal that other local 4-bed properties lack in nearby more “boxy” modern estate developments.
More living space. Many other comparable 4-beds have an integrated garage which eats into the downstairs living space. This 2 story mews has measurably increased floor space versus many comparable detached & semi-detached houses on offer in the area. In addition, the downstairs living space is more functional - and it feels more open in this house. Compare this to say modern 4-bed terraced town houses where living space is often split over 3 storeys. Furthermore, this particular property has very well thought out bespoke storage solutions which enhance the internal living space.
Excellent educational facilities on the doorstep. The local pre-school and the infant school, both rated as “outstanding” by Ofsted, are literally round the corner (a 3 min walk). Four “outstanding” grammar schools are within a 15 minute drive. Ten private schools are within a 20 minute drive.
It’s safe. Children play outdoors in this cul-de-sac. It is NOT next to a busy main road. This property is in a low crime area, unlike comparably priced houses in some of the Medway areas.
It’s quiet. In fact, peaceful. Comparable properties on the market closer to the A20 / M20 suffer noticeable road noise. Not so here. The street is in a tranquil and charming location. The surroundings are filled with mature trees and a picturesque stream runs right through the middle of this small close which is tucked away behind the 12th century church.
Great Neighbours (see the owners’ description below).
Small but mature and beautiful front and rear gardens.
Fully renovated and fine interior detail.

The property has beautifully maintained gardens to the front and rear. The gardens have been carefully nurtured, with selected RHS award roses, camelias, and over 20 different climbing plants providing rich flowering and fragrance from February through to autumn.

In addition, the front garden has a large flowering Japanese Black Dragon Wisteria growing along the first floor of the house, an Acer centre-lawn, a mature quince hedge and a beautiful lavender border.

The rear garden has an espaliered cherry tree, as well as pleached apple, pear, mulberry and quince trees. The rear garden has a patio area and a small lawn. There is a clever bespoke storage adjacent to the conservatory, that is built in and hidden from view, allowing the storage of garden implements, outdoor toys and BBQ equipment. The rear garden also has direct access to the garage en-bloc. Both front and rear gardens have plumbed water supplies for ease of use.

The garden and surrounding environs are very green with mature deciduous trees throughout the cul-de-sac as well as within the 12th century church behind. There is very little urban noise - the soundscape is rich with birdsong and the noise of the wind through the large, well established trees. This is a tranquil and private spot.

Garage en bloc. Standard up and over door with 2 locking points (standard padlock plus a PJB Sold Secure Gold approved lock). Standard garage size with some built in floor to ceiling shelving, wall hooks and built in storage cupboards.

Ditton was first recorded in the Doomsday book of 1086. It is within the parish and borough council of Tonbridge and Malling. The property is located in the heart of the village centre, immediately behind the attractive and ancient stone church of St Peter's. This is an exclusive cul-de-sac in Ditton, with only 13 houses. The small close is bisected by an attractive steam- Bradbourne Stream containing freshwater trout, large carp, minnows and mature water plants.

There are a variety of close-by rail service options including London Victoria from the local train stations at East Malling (<20 mins walk), West Malling (5 mins drive), or London St Pancras via Aylesford (4 min drive) or the ultra-fast service (Javelin) via Ebbsfleet (25 mins drive). The M20 Motorway is only a short drive away, with very rapid access to the continent via Ebbsfleet, Dover and Folkestone.

There are quiet walks in the area, including around the adjacent Ditton ford, the Bradbourne Estate and the small but attractive Ditton Nature Reserve. A large number of shopping & leisure facilities are found within driving distance. The closeby excellent educational facilities have been mentioned above.

Seller’s Comments
We’re moving abroad, but we can say that we have absolutely loved bringing up our young family in Kent (which incidentally was voted the best family holiday destination in Europe by the Lonely Planet last year !). It’s an incredible county for things to do with your kids. And we have loved living in this neighbourhood. The neighbours aren’t just fine - they are exceptional. Our street has a good mix of age groups (from young families to older people who bought these houses as “youngsters” and had no reason to leave this pretty locale). There is true neighbourly support - from gardening help, through to baby sitting and looking after pets ! We have two official “street” parties per year - an annual BBQ and a winter drinks party. This house has been great to us - an attractive warm-feeling home, something with a bit of character, good living space and in a quiet, calm spot next to the old church and the stream. We shall miss it and our neighbours !

General Information
The property is well equipped and well maintained.
Insulation: cavity wall & double glazing throughout (pre-existing). Since the last EPC, the owners have renovated the house, using the highest specification Timbertec underfloor insulation and taking loft insulation to the current recommended maximum standard. A new EPC has not been obtained (as the last one is still in date and already had a better than average UK rating), but it could now be predicted to show significant additional improvement.
Heating: gas boiler (Vailant ecotec plus), themostat controlled, with radiators present in all rooms (except the conservatory).
Electrics: the current owners have updated the house wiring, providing multiple double sockets in all aspects of all rooms. An up-to-date RCD fusebox unit with the latest safety specifications has been installed.
Lighting: daylight into the house has been enhanced by the current owners with sympathetic use of glass panels into the original front door, and two skylight tunnels above the stairs and upstairs landing. In addition, new electric lighting sockets have been installed in many of the rooms.
Water: There is very good shower pressure (a high specification shower pump was recently installed). There is water access to front and rear gardens with discretely hidden outdoor taps & hoses.
Communications & Entertainment: All UK internet providers are available at this property. They currently have Virgin cable with access to by far the fastest internet connectivity in the country (the 200 Mb ultra-fast speed package is available at this house). A TV aerial and a satellite dish (cosmetically placed - out of view behind the roof parapet) are installed .
Security: This is a low crime area, but the house benefits from a double locking front door (mortice & Yale), a multi-point locking rear door, window locks throughout, and a modern wireless alarm system (accessible online both in and out of house including abroad), with motion detectors.
