A STUNNING CONTEMPORARY RESIDENCE/BARN CONVERSION

An absolutely fabulous modern residence set within this sought after village - close to the north Cornish coast.
Immediate possession and no onward chain.

General Remarks & Situation - Chy Bowyn is unique and located in an area where this type of property rarely comes to the market. A casual glance from the roadway does not do justice to its strategic location where there are views stretching over a very Cornish landscape to the sea in the far distance. Indeed it is rare to find a property of this calibre within the built-up nucleus of St. Agnes village and especially such a superb contemporary residence offering a versatile arrangement of accommodation.

St. Agnes has long become a favourite "hot spot" of Cornwall, not surprising because of its position on the north Cornish coast, its homely village atmosphere combined with its easy commuting distance to Truro. It is a thriving community offering a wide range of facilities including shops, post office, church, pubs and primary school as well a selection of restaurants/cafes and hotels. Many of the facilities are within walking distance and due to the village having easy access to the main A30 it is much coveted location. There are beaches at nearby Trevaunance Cove and Chapel Porth and the coastal walks in the area are significant with much of the cliff land owned and protected by the National Trust. St. Agnes is a world heritage site and is in an area designated as being of outstanding natural beauty.

The city of Truro with its Cathedral and fine shopping centre is about nine miles away.

The House - This is a fabulous contemporary residence, architect designed to reflect the current owners desire for light and space and hence a skilful combination of old and new. The house is newly built (four years) but the east wing incorporates an old stone barn and this provides character and contrast to the new structure. The whole property has been finished and equipped to the highest standard, all four bedrooms have en-suite facilities, there is a superb fitted kitchen and a glorious open plan living area which is split level and featuring a curved stairway rising to the first floor gallery studio. In addition there is a second sitting room/snug, a utility room and ground floor shower room. There is a liberal use of oak throughout and a blend of traditional and local materials with a contemporary design. All of the ground floor has underfloor heating (thermostatically and zone controlled), a plethora of radiators includes some of designer quality and there are high levels of insulation. As to be expected windows are double glazed.

In greater detail the accommodation comprises (all measurements are approximate):
