Description 
Lynch Lane is a quiet road on the northern side of the village which sees very little traffic. Old Ditch Cottage is in the fork between Lynch Lane and Longlands Lane which is even quieter. The cottage has been extensively improved and really is most attractive and appealing. The period character has been retained and improvements have included engineered oak floors, a Godin stove, well fitted kitchen and bathroom and oil central heating. It is approached through its very pretty garden with the front door opening into a small hall with the staircase. Outside 
Approached from the dining area is a small gravelled courtyard area enclosed by low natural stone walling with a small stone outbuilding attached to the kitchen with its own entrance door and window overlooking the courtyard. This could lend itself to a variety of uses including an office, studio or utility. Beyond this there is an open barn providing off road parking, and a further stone outbuilding ideal for storage. A wrought iron pedestrian gate opens from the lane and a flagstone path leads to the front door. The cottage looks out with a south easterly aspect onto its sunny and well sheltered mature garden bounded by stone walls and which enjoys a good deal of privacy. The garden is lawned with a paved terrace, flower and shrub beds and mature trees including two yews. There's also a paved terrace to the side and a small yard area at the back of the cottage.

Directions 
From Wells take the A371 road signposted towards Cheddar. After a few miles you will enter the village of Westbury Sub Mendip. Take the turning next to the monument and continue past the school and along Old Ditch Road. Keep bearing left and after ½ mile or so the property can be found on the right hand side.
