The Look Out commands panoramic views to the river mouth and beyond. It has that rare Dartmouth commodity of having its own drive way to a tandem garage and the front door. Arrivals and departures couldn't be easier or more stress free, the driveway can accommodate up to four cars.
Spacious and gracious, with delightful indoor /outdoor living, the holiday atmosphere is enhanced as you walk though double doors to a secluded terrace. With a micro climate reminiscent of the Mediterranean, family and friends will congregate here to chill out and soak up the sunshine. The terrace is large enough to comfortably accommodate larger numbers when alfresco entertaining and to enjoy summer breakfasts or intimate cocktails at sundown. Whenever the sun is shining this home is designed to take full advantage of it in all seasons.
When you step through the front door into THE ENTRANCE HALL you can't fail to be impressed by the light and airy ambiance this home has. There is generous room to meet and greet friends and family. To your left, stairs graciously ascend to the first floor taking you to THE SITTING ROOM, with panoramic views to the river mouth and beyond. With 3 walls of the Sitting Room having windows and a door to the balcony this room is bathed in all day sun in summer. In winter the open fire makes it the room to retreat to. From the Sitting Room step outside to the balcony, this capitalises on the sunny southerly aspect with its spectacular views. It doesn't get much better than this, coffee or cocktails?
The rest of the 1st Floor is taken by the MASTER BEDROOM. Why not live the dream and wake up to the stunning panorama and walk out on to your own balcony to start your day? This room has a double aspect and in keeping with the rest of the house is light and airy. This bedroom has its own walk in wardrobe/dressing room and en-suite. The en-suite has its own bath WC and Wash hand basin. Being located on the 1st floor away from the other bedrooms this master suite offers privacy for the owners when you have a houseful of guests.
The entrance hall leads through to THE DINING ROOM which is open plan to a superbly appointed kitchen. The kitchen has separate access from the garage and outside which leaves many options to make your dining area as formal or informal as you wish THE DINING ROOM has its own external door leading on to a wraparound patio. There are lovely garden views from the dining area.
THE KITCHEN could be referred to as the Command Centre? From here whoever is in charge of the kitchen has views to guests and family arriving at the front door, the dining area, and through the double doors to the terrace. A watchful eye can be kept on guests who are being catered for or younger members of the family playing on the terrace. The terrace is fully enclosed and child friendly. The kitchen is beautifully appointed with fitted appliances and a fitted electric Aga. The tiled floor is stylish and ideal for the hub of the home.
To the left of The Entrance Hall are Bedrooms 2 and 3. Both have lovely south facing, garden views and bathed in morning sunshine. Both have generous fitted wardrobes.
Opposite the bedrooms are a Cloakroom with a WC and wash hand basin as well as a Shower Room with WC and wash hand basin.
THE GARAGE is accessed with internal access through a delightful glazed walkway to the kitchen. There is also access to the terrace via the glazed walkway. The garage doors are operated electronically.
THE GARDENS are a delight and have been landscaped with style and flair, but with an emphasis on low maintenance. From the terrace to the full width south east balcony there is very much a Mediterranean feel to The Look Out. The edges have been softened by the establishing of raised flower borders and strategically placed pots.
SERVICES -Mains water, drainage, electricity and gas.
COUNCIL TAX BAND -G

Owners Comments
We actually fell in love with the house before even stepping inside it. Talk about kerb appeal! The house looks so impressive with its arches, stonework and rows of palm trees. Inside, all the rooms are light, airy and spacious. The views from the first floor sitting room and the master bedroom, which both open out onto the glass-fronted balcony are amazing.
It is understandable how the house got its name "The Look Out ",as from this floor you can see Dartmouth Castle, the river and the sea, as well as Kingswear, the Britannia Royal Naval College and the hills beyond both sides of the river.
There is ample storage space as there is a store room behind the garage ,loft storage as well as an under stairs cupboard, which is large enough to house all our luggage as well as 6 large boxes of Christmas decorations.
The outside space is also generous with the lawned front garden and as enclosed side patio which gets all day sun. It is not uncommon for us to have breakfast on the front porch, lunch and dinner on the patio and drinks in the evening on the balcony, watching the moon rise and the lights twinkling in Kingswear. You could not find a more perfect place to live.
