A rare opportunity to purchase a piece of Dartmouth History! Situated next door to the grounds of The Britannia Royal Naval College. Naval cadets and royal visitors on one side and stunning river and rural views on the other. It seldom gets better than this?

Longbow Barns is an ancient dwelling overlooking the countryside, the Dartmouth Estuary and out to sea. Today, the converted accommodation offers two charming and generously proportioned apartments with modern facilities sleeping four and six people. These can be rented separately or combined to sleep up to ten. There is also an additional 1 bedroom apartment.

Planning permission has been obtained to extend the additional 1 bedroom apartment. This is currently used as the owners' accommodation. This provides a wonderful opportunity for the next owner to further enhance this very special property.

This unique property could easily be converted back to a spacious character home for the family not wanting to take advantage of the holiday let opportunity. The gracious lawns and established shrubs and trees show this dwelling off to perfection. The gardens will enchant those green fingered enthusiasts. Outdoor entertaining will take on a whole new dimension!

Local legend has it that a farm existed on the site of Longbow Barns from Saxon times, which was listed in the Domesday Book. It is believed that the "Lord of Norton" occupied the farm in Norman times when it was the centre of the Townstal community as the water margins were still at risk from Viking raids. According to English Heritage the mediaeval barns were altered in Elizabethan times and the site remained a working farm until 1974. Longbow Barns is a wonderful location from which to explore the South Hams and all that Devon has to offer. Those with a love of English History will love "Longbow Barns".

This character dwelling has been lovingly renovated and refurbished over the last 14 years and has been a popular holiday destination for many. The "Visitors' Books" and Trip Advisor give excellent evidence attesting to this.
As a letting proposition it continues to attract holiday makers all year round and enquiries are already coming in for Easter, the Music Festival, weddings and the summer for the 2017 season.

Longbow Barns is just a short walk down to the river and the wonderful harbour town of Dartmouth. It is just a ten minute drive to beautiful Blackpool Beach and the award winning Venus Cafe and Restaurant. The local views over the water and beyond are breathtaking. The gardens, the drive , the sitting rooms and the lower Kitchen window all have very special and individual estuary views.

Longbow Barns Accommodation is as follows -
The Entrance Hall is warm and welcoming, providing generous space to meet and greet visitors and family. This is large enough and well proportioned enough to comfortably use when the barns are utilised as one residence. It really puts the stamp on this character home when you first walk through the door. It provides access through to the kitchen, access to the ground floor passage way and stairs rise to the next level.
When the Barns are divided off, to be used as two dwellings, this entrance is the access to the higher level and the doors to the ground floor kitchen and hall are closed off. The ground floor apartment is then accessed via the ground floor kitchen.
The stairs rise to the first floor landing. Immediately ahead, you enter the large Upstairs Sitting Room.

The Upstairs Sitting Room has stunning views over the gardens towards the town and river mouth. Large picture windows take full advantage of the vista. Exposed beams and some exposed stone walls add wonderful atmosphere to this room. The wood burner provides that extra charm and warmth to winter nights.

The Kitchen is immediately to the right of the stairs on the first floor. A velux sky light and owl way window bathe this room in all day sun. It has a stainless steel sink with built in electric hob and oven. There is an under bench fridge and dishwasher and a range of built in pine kitchen units.

The landing is bright with light from 4 windows.

The first bedroom on the left is a large double room with plenty of space to accommodate a large freestanding wardrobe. The velux roof light and owl way window bring light and air to this space. The en-suite bathroom, again with roof light and owl way window, has a shower, wash hand basin and WC.

At the end of the landing on the left is the second bedroom. Like everything about Longbow, this room is large and enjoys a double aspect keeping it bright and sunny. The en-suite has a corner bath with a shower over. It has a wash hand basin and WC.

The ground floor kitchen provides access to the downstairs apartment when let separately from the upstairs. When the property is used as "all one", the easy access for food and supplies from the forecourt is ideal for this "engine room" of the dwelling.

The Kitchen is truly spacious and is in ideal proportion if one is to use the whole property as one dwelling. It services the ground floor apartment very well when separated from upstairs and all 3 bedrooms are occupied.
The kitchen has a lovely outlook over the gardens and enjoys the morning sun. There is a gas hob on a central island and electric wall oven. There is a selection of pine kitchen units, stainless steel sink and plenty of work surfaces. The laminated wood style floor adds to the charm of this heart of the house and there is plenty of room for a dining table seating up to ten.

The ground floor sitting room is accessed immediately next door to the kitchen. It has a double aspect with french windows to the garden patio. This room would be an ideal formal dining room if one was to configure Longbow Barns as one dwelling. Summer would be perfect when leaving the double doors open to the gardens!

A glazed door leads from the sitting room to the passage way.
Immediately to the right is a WC, wash hand basin and shower room. This also serves as the en-suite for Bedroom 3 which is immediately next door.

Bedroom 3 is a delightfully bright and cosy double bedroom with a feature stone pillar, 2 windows with garden aspect and an en-suite shower room with its connecting door.

Bedroom 1 is another spacious double with a large window and glazed door access to the forecourt. It has its own bathroom across the passage way. This bathroom has a modern corner bath with shower over, wash hand basin and WC.

Bedroom 2 is situated at the end of the passageway on the left and has 2 windows and an external glazed door. A large double room, it boasts a wash hand basin unit. Like the rest of the bedrooms it also has its own private bathroom facilities. Immediately across the passage way is its own bathroom with bath, shower over, WC and wash hand basin.

Upstairs the barn is bright and spacious. In contrast downstairs is where the age and history of the building is more apparent, with a long simple passageway and rooms to each side. Currently bedrooms and bathrooms the spaces could be used as reception, study, gym, games room, playroom, many possibilities, with the one bedroomed "little barn" being a useful annexe for a teenager, parents or guests should Longbow revert to a family home.

The Owners' Apartment ("little barn") is entered directly from a paved area into the Sitting Room and has a double aspect with views over the garden. Stone stairs rise from the Sitting Room to a small landing with built in shower and access to the Kitchen. The Kitchen has an integrated glazed roof for star watching! Through a glazed door there is access to the WC with wash hand basin and route to the garden. From the small landing, stairs continue to rise to the double bedroom. This has a velux roof window to the front and a delightful view over the garden and beyond through a large window to the rear. There is wonderful potential to further develop this part of Longbow Barns, with planning permission already in place.

Outside -The gardens and their spectacular views are a delightful surprise to visitors, there being no hint of its outlook when first arriving on the forecourt. A wonderful mix of sweeping lawns for all those gracious outdoor summer pursuits and entertainments. It's either Pimms on the patio as you watch the croquet or maybe badminton on the lawn. There are private garden areas for those modest sunbathers. The opportunities are endless for those green fingered enthusiasts. The mature trees and shrubs frame this lovely space.
There is plenty of practical storage in 3 large garden sheds.

The courtyard provides ample off street parking for 4 to 6 vehicles.

Owners Comments

We fell in love with Longbow on sight in 2002, the way it seems to grow out of the ground, as if it has been here forever; as it has been for a considerable time. Although its age is difficult to establish, we were told that the farm of which it was a part, is mentioned in the Domesday Book.

The barn has a wonderful atmosphere, friendly and warm and dependable. You feel safe here and it lifts the heart. The plot has ample parking, unusual for Dartmouth, and the views over town to the river and out to the sea are great.

We can watch the fireworks and air displays from the garden, thus avoiding the crowds at Regatta, and as the garden is adjacent to the Britannia Royal Naval College we get spectacular fly overs.

We walk to the town centre in 15 minutes with the help of gravity and the walk back takes longer….we get the bus.

We have loved our time at Longbow and regret it will not be as long as we had hoped for. Unexpected health problems mean we are unable to carry on or complete the plans and dreams we have had for the barn. Longbow now needs a new custodian (never owner) to steer the next chapter.
Dartmouth is a special town and Longbow is special too. It is a part of the history of the area and has been our little piece of heaven.
