Barnetts combines modern convenience with the tradition associated with a thatched cottage situated in a particularly desirable part of rural Oxfordshire yet less than 10 miles from central Oxford with everything that has to offer. The spacious house sits in beautifully landscaped gardens of 0.85 of an acre and has extensive off road parking.

We moved here twenty one years ago, about the time we were both retiring from full-time work, intent on setting up a business running a plant nursery. That we did, using a fairly ancient greenhouse which was on the site adjoining the plot which is now associated with Peads Farm. The notion that we would be able to develop and run such a venture as a part-time occupation soon proved a myth but we enjoyed ourselves immensely in what we were able to achieve, and our 4.5 acre garden at that time reaped many rewards arising from the business. The present garden of just under one acre is testimony to the range of plants we were growing.
We were captivated by the thatched house with all its character, but without the snags of older properties which often go with being thatched. This house was built in 1989 and we are the second occupants. The name "Peads" seems to originate from a 16th century owner of the property on this site, Mrs Peads, who was apparently a redoubtable lady.

Soon after we moved here we added a conservatory on the north side of the house which has proved an enormous asset. It is cool enough in summer and warm enough in winter and gives a grandstand view of the lawn, the pond and the herbaceous border, as well as the more distant trees which have been planted since 1994-over 200of them. More recently we installed an air-to-water heat source system which is proving effective.
The rooms are spacious, particularly the master bedroom, the lounge and the dining room. The latter two have doors opening to the outside, with a gravel patio on both the north and the south sides. The internal doors between the hall and dining room, and those between the dining room and the lounge are double doors so that you could be forgiven for feeling that you are not merely going into the room but rather more, making an entrance in grand style. The dining room is in many ways the most enjoyable of all the rooms, with extensive views, an interesting space linking the ground floor and first floor, and adequate space for an eight-seat dining table, a grand piano, sideboard, occasional table, easy chairs and more besides.
The house sits well in its 0.4ha plot, and on the north side the lawn, pond, patio and border unite to create a satisfying garden with something of interest whatever the season. On the south side there are trees and shrubs and a large gravel parking area, part of which could easily provide a site for a garage.

Frilford has a well-stocked convenience store at the local garage, an excellent farm shop and garden centre, a prep school which feeds in to Abingdon School, and a golf course with an enviable reputation. There are several good independent schools in the vicinity, including the School of St Helen & St Katharine (girls), Abingdon School and Radley College (both of them boys) as well as three good state schools at secondary level and a college of Further Education. Doctors' surgeries are in Abingdon five miles away and the John Radcliffe Infirmary is only eight miles away with world-leading facilities in most disciplines. There is a small chapel in Frilford and a lively Anglican church in Marcham, a pleasant stroll down a country lane from the gate of the property. Frilford Heath Golf Club is within a mile and boast no less than three championship 18 hole golf courses so even the most avid golfer will never tire of the challenge.
