Property Description

Full description

Built in 1886, and enjoyed for over two decades by its current owners, this is a large, handsome, three-floored, six bed family home of approximately 2,500 square feet, with a circa 100ft garden. Find it in a leafy conservation area location (Southwark’s Camberwell New Road conservation area, which borders Lambeth’s Minet conservation area), close to beautiful Myatt’s Fields Park (more on that later), with excellent transport links, via the bus routes on nearby Camberwell New Road, Oval tube (a 15 minute walk), or from Denmark Hill Station – zone 2, for mainline and London Overground services.

The front garden area sets the house back from the street. Here, find a bay tree, two viburnums and a pretty path to the original red front doors (with lovely leaded lights). Open these to a wide hall with original floor tiles. On entry, you'll immediately note the high ceilings and wealth of period features; these continue to feature throughout the house. On the ground floor, you have two formal reception rooms for starters, at 13ft by 13ft, and 18ft by 13ft. The front reception features a deep bay window, and the southerly orientation and unobstructed views from here are particularly noteworthy. Both rooms have their beautiful and original fireplaces. The rear reception has double doors with both original and sympathetically replaced lights. These open to the conservatory area of the house. Off the hall area, you’ll find a downstairs w.c. and access to a handy cellar of 17ft by nearly 7ft. The large kitchen of 19ft by 11ft (accessed from the hall or conservatory) is a timeless and fitted affair with lots of cupboard, counter and shelf space. This is open-plan to the large glazed extension, which lends itself easily to a family or formal dining use, though equally could be enjoyed as a seating area. Exit to the garden via a back door from the conservatory, or double doors from the glazed extension to the kitchen.

With lawn, paved and growing areas, the huge garden of almost 100ft is extremely well-tended and established, with many mature trees, plants and shrubs – including a wisteria, ceanothus, a large pear tree, a weeping cherry (ornamental) and an espalier morello cherry, plus four different varieties of cordon apple tree, and a couple of mature viburnums.

Up to the first floor, two large double bedrooms sit to front and rear respectively. The front is the master at 14ft by 12ft, with original fireplace. There’s a deep, built-in alcove wardrobe and plenty of space for additional wardrobes etc. The rear bedroom is 13ft by 13ft and has an original double-cupboard. A third double bedroom (currently enjoyed as a study) also takes a rear position, with more garden views, at 11ft by 9ft. The family bathroom sits to the front of the house, with separate w.c. off the landing to avoid family squabbles. The second floor holds three further double bedrooms (two have built-in cupboards/wardrobes, and one has a welcome guest basin). There's also another bathroom with built-in storage and a lovely feature window, and a huge and original linen cupboard on the top landing. A small loft area offers up further storage space.

What’s local? Myatt’s Fields Park is your closest green space; a gorgeous, listed Victorian-era park with fine examples of bedding displays. We love the tulips in particular! The park underwent an impressive £3m renovation which was completed in 2010. It’s a great community space and one of Lambeth’s nine Green Flag Award-winning parks. Camberwell is firmly on the map for fine places to eat. We love Theo's for stonebaked pizza, and The Hill bakery on Grove Lane is great (and they can deliver fresh loaves to your door!). The Bear (your local gastro pub) does a top Sunday roast and The Camberwell Arms is becoming popular with locals and tourists alike for its foodie offerings. Camberwell Leisure Centre has a recently-revamped Victorian pool and gym facilities, and a huge range of classes for adults and kids alike. For cricket lovers, The Oval is a 15 minute walk, and opposite Oval Station is a delightful weekly Farmers’ Market. There’s also a weekly Farmers’ Market on nearby Camberwell Green. Both are held on Saturdays. For more options for things to do and places to go, you’re close to Brixton, Kennington, Dulwich and Peckham.

Local schools? Include Ofsted-rated ‘Outstanding’ Crawford Primary, and Ofsted-rated ‘Good’ primaries: Comber Grove, St Joseph’s, Loughborough and Christ Church. You are also a short drive from the Dulwich independent schools, including Dulwich College, Alleyn’s and JAGS.

Getting around? Grab a bus to the City from Camberwell New Road, or trot to Oval for the tube, or Denmark Hill station for Overground and mainline services.
