desirable location

With high ceilings and large sash windows, this one bedroom flat feels deceptively spacious, and is in a fantastic location in Kemp Town Village, just minutes from the beach, the hospital, and the shops and restaurants of St James’ Street. The rooms are generous in size, and the decor is neutral, so you could move straight in; although there is still some scope for modernisation to add value making it a perfect investment opportunity, or a first step on the ladder.

In brief:

Style: First floor flat in a Victorian semi-detached house

Bedrooms: 1 double

Living rooms: 1 open plan to kitchen

Area: 404 sq ft ; 37.6 sq m

Location: Kemp Town

Parking: Residents Permit Zone H

Why you’ll like it:

Although very central, this flat feels quiet and peaceful as it is raised up in the first floor of a large Victorian house, and is set to the rear, away from the main road. You approach the property on its left side where a door leads you up a flight of stairs to a landing shared by two others. Your door opens to an entrance hall where there is space to store your shoes, and hooks for coats and bags to keep the flat clutter free.

A doorway on the left takes you through to the living room which is a comfortable size for two sofas and a small dining table and chairs. It is wonderfully light as the tall window is south facing, and the the buttermilk walls, light laminate floors and high ceilings also lift the room. The kitchenette is through a wide archway to the right, and it feels quite separate and not in any way imposing on the room. The units are along the back wall, and are white in a Shaker style. These are topped with a dark granite effect top for contrast, and the splashbacks are on trend in white brick tiles. The combination boiler is also housed here, and the tall fridge freezer and washing machine are freestanding.

Another door takes you to a short corridor where you can access the bedroom and the bathroom past an ample storage cupboard. The bathroom has a white suite with traditional style fixtures and fittings, and a shower over the bath. The floor complements the suite in a navy blue studded vinyl, and there is a mirrored cabinet for your toiletries.

The double bedroom is next door and this too is a bright and airy room as it shares the south facing orientation of the lounge. It is a good size double with plenty of space for a king size bed and other pieces of bedroom furniture without feeling crowded.

You couldn’t be in a more desirable location if you are a health worker at the hospital, as you can walk there in under a minute - perfect for shift work, and another large employer; American Express, is a few minutes away on foot. That said, the majority of the city is easily accessible from here including Brighton Marina which has a supermarket, several restaurants, a cinema a health club and even a casino!!

Bear in Mind:

Although this flat has no outside space of its own, the beach and Queens Park are both just a short stroll away.

Owner’s secret

“There’s so much to do in the area, and it’s great in the summer to pop to the beach for a beer and a barbecue.”

Where it is:

Shops: Local 1 min walk, city centre 15 min walk

Train Station: Brighton Station 15 - 20 min walk

Seafront or Park: Queens Park 5 min walk, Seafront 2 min walk

Closest Schools:

Primary:  St Luke’s Primary School

Secondary: Varndean and Dorothy Stringer

Private: Brighton College

This bright flat is beautifully situated in a popular area with lots of local shops and the beach on your doorstep. The city centre shopping districts and parks are also within easy reach, and this house also offers easy access to Brighton Station which has direct and fast links to the airports and London.
