43.24 acres (17.499 hectares) of generally level productive grade 3 arable land located on the edge of the village of Doveridge. For Sale by Tender in two lots. Closing Date Friday 2nd September at 12 noon.

Location 
The land is situated just off Derby Road, approximately 1.3 miles south east of the village of Doveridge, approximately 2.2 miles northwest of the village of Sudbury and 3.6 miles east of the town of Uttoxeter.

Directions 
From Uttoxeter, take the A50 east from the racecourse roundabout. Follow the A50 for approximately 3.4 miles following signs for the A515. Take the exit for the A515, turning right at the roundabout and right again at the next roundabout towards Doveridge, onto Derby Road. Travel along Derby Road for approximately 1.5 miles, the land is located on the left as indicated by our ?For Sale? board

Lot 1 - 8.59 acres (3.476 hectares) 
The land is located just off Derby Road with direct roadside access and an access track to the eastern boundary. The land is currently down to winter wheat and has been in a crop rotation of maize, wheat, wheat. To the southern boundary, the land benefits for a coppice shelter belt, extending to approximately 0.81 acres. The land is bounded by a mixture of mature hedgerows, post and wire fencing and Brocksford Brook to the southern boundary and is gently south facing benefitting from a natural water supply from Brocksford Brook.

Lot 2 - 34.65 acres (14.023 hectares) 
Adjoining Lot 1, the land is accessed via a right of way over a hard track through Lot 1 to the northeast corner of the land. The land is currently down to wheat and has been in a crop rotation of temporary grass, temporary grass, wheat. The field is bounded by mature hedgerow plus post and wire fencing and is level in nature. Brocksford Brook runs along the northern boundary, providing a natural water supply although this can dry in summer. An access track runs along the western boundary providing access to the neighbouring solar farm. Located in the southwest corner of the land is a sub-station for the neighbouring solar farm, which is to remain within the vendor's ownership. The area of land farmed for Lot 2 follows Brocksford Brook, however this does not match the field title boundary, this is assumed to be due to the movement of the Brook.

General Information 

Growing Crops 
The 2016 growing crops are to be harvested by the vendor. The land will be available to the purchasers for 2017 harvest preparations on completion of harvesting 2016's crop.

Services 
The land benefits from a natural water supply from Brocksford Brook but this can dry up in Summer on Lot 2. There are no other services to the land.

Rights of Way, Wayleaves And Easements 
The access track to the eastern boundary of Lot 1 is sold subject to a right of way, identified hatched BROWN, for the benefit of the purchasers of Lot 2 and the solar farm to the south. The access track in Lot 2 is subject to right of way for the benefit of accessing the neighbouring solar farm and sub-station, as identified hatched ORANGE. Lot 2 is also crossed by a low voltage electricity line. A right of easement will be retained through Lot 1 for the laying of a water pipe (if required) for the benefit of Lot 2. The property is sold subject to and with the benefits of any wayleaves easements and rights of way whether disclosed in these particulars or not.

Basic Payment Scheme
