Situation 
The land is situated in the market town of Burgh Le Marsh. To find the land from the Market Place turn left towards Skegness, take the left turn opposite the 'Bridge Chippie' into Ingoldmells Road, at the corner turn left onto Common Lane and then immediately left again into Claremont Road. Take the right fork on Bishop Tozer Close and the land is at the end of the cul de sac immediately in front of you accessed via a culvert over the Catchwater Drain.

Access 
There is a legal agreement from Linden North Ltd allowing use of Bishop Tozer Close to access the site to a maximum laden weight of 32 tonnes. Any damage caused to the surface of Bishop Tozer Close will be the responsibility of the developer to reinstate. It will also be necessary for Bishop Tozer Close to be extended and to include a footpath on either side. Once occupied, each plot owner will be required to make an annual contribution towards the maintenance costs to Bishop Tozer Close, as well as Springfield Close both of which will be private roads.

Services 
Mains gas is available in the vicinity and a mains gas pipe passes under part of the land. It is believed that mains electric and mains water are available in the area. The purchaser will be responsible for making their own enquiries in respect of availability and layout of services to the site.

Lindsey Marsh Drainage Board 
It is noted that although a small portion of the land covered by the Outline Planning Permission is within the Environment Agency Flood Zone, the majority of this area is within the 8 metre wide grass access strip for use by Lindsey Marsh Drainage Board to maintain the Catchwater Drain to the northern and eastern boundaries of the site. No obstruction such as building, structure, path, tree or shrub is permitted in this area although Lindsey Marsh Drainage Board would be prepared to allow the erection of a traditional post and rail fence to a maximum height of 0.9 metres along the bank top.

Other than items previously metioned in these particulars the land is sold subject to, and with the benefit of any existing obligations and rights, including rights of way, whether public or private, light, support, drainage, water, electricity supplies and other obligations, quasi-easements and any wayleaves, whether referred to or not in these particulars.

Payment Terms 
Subject to negotiation the vendor is willing to consider phased payment with £250,000 payable on completion on the purchase of the land followed by a 9th of the balance payable as the sale of each property completes with any outstanding balance payable no later than 3 years after completion of the land purchase.
