Full description

A large five bedroom family home, Kenmore offers a total plot of approximately 4.5 acres comprising a substantial home with gardens, swimming pool, tennis court and garaging, alongside superb equestrian facilities including 3.75 acres of paddocks, three stables and excellent access to bridal ways. There are two reception rooms and a conservatory, a kitchen breakfast room with utility and five bedrooms served by an en suite to the master and family bathroom. Located just outside this sought after village with excellent amenities, it benefits from open country views while being excellently located for transport links to London and Cambridge. Houghton Hall Equestrian Centre is just twenty minutes away.

Kenmore is a beautiful property that sits in an enviable location on the fringes of the much sought after village of Brampton. The house is enveloped by around four-and-a-half acres of lovely grounds, which in turn are bordered by verdant farmland; it is a location that offers peace and tranquillity combined with easy access into the well-served village and nearby town of Huntingdon.

We purchased the house in 1983, says Ann, and it was not only the amount of land that it incorporates that attracted us, but also the wonderful feeling of light and space that flows throughout the house. I must say it was definitely in need of some TLC when we bought it, but over the years, bit by bit, we have renovated almost the entire house.

This elegant home has a traditional layout of spacious rooms, and the easy flow makes it ideal for modern family life. There is a large kitchen/diner, adjacent to which is a cosy sitting room, and on the opposite side of the house the spacious drawing room opens into the pretty conservatory with its wonderful panorama of the rolling grounds. Each room has been decorated using neutral tones, which enhances the wonderful feeling of space.

Id say the garden is around half an acre, and the remaining land is divided into two very large paddocks, says Ann. We installed a swim spa pool within the garden and a tennis court at the far end of one of the paddocks, both of which have been enjoyed by us all over the years; the grandchildren were actually out on the tennis court in the rain on Christmas day. To me the property is absolutely gorgeous, but theres still potential for someone to come in and be really creative with the space.

Favourite room: When its just me at home I tend to gravitate to the sitting room, says Ann. Its double aspect, so wonderfully light and bright, and the wood-burning stove keeps it beautifully warm during the winter months.

Favourite aspect of the grounds or surrounding area: I love the fact that the grounds feel so open, says Ann. Its so incredibly peaceful here and the views are just beautiful.

Memorable event (if not another favourite room or unique feature): The drawing room really lends itself to entertaining, says Ann, and its where we gather for our big family Christmases. It leads directly into the conservatory, which can double as a generous dining room, and with the two spaces opened up to each other its possible to entertain a substantial number of guests.

What theyll miss most / why they are leaving: I shall be truly heartbroken to leave Kenmore, says Ann, but the time has come for me to downsize. It has been a wonderful home for the past thirty-three years and I will take with me some very happy memories.
