DIRECTIONS From Kingsbridge, take the A381 towards Totnes and after passing through the hamlet known as The Mounts, proceed for a further mile (approximately) and the entrance to the land will be found on the right hand side (this also being the access/exit point for Cuttery House).

SITUATION This land to the south of Cuttery Farm is situated on the east side of the road leading from Kingsbridge to Totnes, some 1 mile north of the hamlet of The Mounts, in the South Hams area of South Devon. Kingsbridge is about 4 miles to the south and the town of Totnes about 8 miles to the north. 

DESCRIPTION The land has in the past been used for agricultural purposes, mainly for sheep grazing but also for grass conservation purposes.

Equally, the land offers the potential for equestrian, recreational or amenity use (subject to obtaining the necessary planning consent). A bridleway runs directly alongside this land.

The land is accessed through a gateway in the most northerly corner of the field against the road. There is also a gateway in the north-east corner of the field nearest to Cuttery House (see site plan).

The land is all well fenced, with a full agricultural stock-proof fence against all of the hedges. 

WATER There is currently a shared mains water supply, with a cattle trough located approximately at point A (see site plan). The seller undertakes to install a sub-meter at this point and the buyer would then in the future be invoiced for any water consumed, at the prevailing rate set by South West Water.
