DIRECTIONS From Modbury proceed up Brownston Street and continue along this road for about two miles. Take the fifth left-hand turn signposted Brownston; follow this road for about 1½ miles and the gateway to the land will be found on the left hand side. Proceed through this gate and along the track to the second wooden gate, which leads to the buildings and land. 

SITUATION The land is situated about two miles north of the town of Modbury in the South Hams area of South Devon.

The A38 dual carriageway Expressway is about 5 miles to the north and the larger town of Kingsbridge about 8 miles to the south-east.

STRAW BARN 16' 4" x 12' 0" (5m x 3.66m) Constructed of a timber frame with box profile steel cladding. 

COVERED YARD 35' 1" x 19' 8" (10.7m x 6m) A three bay timber framed covered yard with concrete outrun situated to the north of the stable building and with sheeted gate/diagonal feed barriers on the northern elevation. This building has box profile side cladding, drinking bowls and electric light. Mainly earthed floor with one bay concreted.

The grassland has a combination of gentle, moderate and steep east and north-easterly facing slopes, down towards the bottom of the valley, providing excellent sheltered grazing. 

ACCESS TO THE LAND Access to the land and buildings is by means of a right of way over a track, which is being retained by the seller, together with a paddock immediately to the south-east and adjoining this land that is being offered for sale.  

ELECTRIC There is a wind turbine, within the farm building curtilage, which is connected to a battery bank and provides electricity for the farm buildings and the pump for the borehole water supply (see 'water' below). 

WATER Water is via a borehole supply (the wind turbine providing electric for the pump).  

RIGHT OF WAY There is a right of way in favour of the owner of Brownston Wood, over the existing track and skirting the east side of the buildings. Also there is a right of way to the land located immediately on the right hand side of the track, when coming off the public highway.
