Mucky Pups Nursery occupies a beautiful, deceptively spacious detached property dating back to the early 1900’s. The nursery is set amongst wonderful gardens in the sought after village of Great Brickhill, Buckinghamshire, close to Woburn Safari Park and equal distance from Aylesbury and Milton Keynes.
Great Brickhill and the surrounding villages are an affluent part of Buckinghamshire, given its proximity to London via road and rail, thus proving very popular with high net worth individuals looking for a semi rural setting, but work in London and commute on a daily basis. The area in general has excellent transport links with the M1 and M40 all close by, along with a direct and regular train service to London Euston which takes approx. 55 minutes in peak times, making it an ideal location for commuters.
Mucky Pups is currently registered for a maximum of 46 children from 3 months - 8 years of age under current Ofsted regulations. The business is well renowned within not only the local vicinity, but further afield to areas such as Northampton, such is the excellent reputation for the quality of child care, the tranquil setting and experienced staffing.
Established in April 1997 and operated by our client since 2006, the nursery has grown over the years although in our opinion and based on the total floor area, there is room to expand the registered places further.
The nursery is run under management on a day to day basis, however the owner does spend a number of hours working in the nursery per week. The setting provides a number of excellent sized classrooms. The classrooms have a traditional school feel about them, making this nursery an idyllic setting for children to learn and play and is set within fantastic mature gardens, which we have been advised are in the region of 1.5 acres.

The nursery is run under management with a full time manager, deputy and chef along with a mix of full and part time childcare staff.
The nursery operates from a wonderful, detached, deceptively spacious property and is accessed via a sweeping driveway and is situated in a beautiful environment of trees, open space and wildlife.
Set within secluded grounds, the nursery has the feel of a traditional school with good sized classrooms and in our opinion provides an excellent setting to run a successful business from. The nursery also benefits from superb grounds for the children to explore, at either play time or as an outside classroom. The gardens are fully enclosed providing a secure area with a large selection of play equipment designed for all ages.
The nursery is split into four rooms to ensure that all the children’s individual needs are met.
Tiggers (3 — 15 months)
Little Piglets (15 — 24 months)
Big Piglets (24 — 36 months)
Owls (3 — 8 years).
The Tiggers room is split into two halves, one area for messy play and for the babies to have their lunch and tea. The other room is used for sleeping and general carpet play.
There is a separate bathroom used for nappy changing and for storage.
The Tiggers room has direct access to their own outside covered space, which includes artificial grass for the surface area, a playhouse and walls covered in natural sensory equipment.
The Little Piglets room is one large room where the children have specific areas set up every day for each learning activity, such as the home corner, the painting table and the book corner for circle and story time.
There is a separate area used for changing nappies. A hatch in the wall allows staff to see the other children in the main room and vice versa. There is a toilet for the staff to use and direct access to an outdoor space for the Little Piglets, so free flow play is available at all times.
The Big Piglet room caters for the 2-3 year olds who are situated upstairs in the main house, where again there are two main rooms for the two year olds such as, a messy room for sand, water, paint, a craft play and a room for the home corner, circle and story time.
There is a dedicated bathroom with a built in changing unit, which is fitted over the bath along with a WC and a hand basin.
The Owl room is situated in the converted garage adjacent to the main building, which has a separate entrance that parents can use without coming through the main house.
There is a dedicated play space for the Owls to use with a built in mud kitchen, a concrete strip for bikes and storage sheds to store outside equipment.
Baby room — sleep room, messy room and a bathroom.
Little Piglets room — including a toilet.
There is a garden room used for group dining and group activities which is available to all ages.
Big Piglets room - a base room, a messy room and a bathroom.
Sensory room — this is also used as a sleep room for Big Piglets.
There is a bathroom used for storage and an art room.
Owl room — this includes two separate toilets within the room.
The nursery takes after school children where collection is made from the local high school close by.
The nursery is set in beautiful surroundings and the children use the areas around the nursery all the time. Children are provided with outer protective clothing to wear in inclement weather, as the nursery has a strong ethos that children should have access to the outdoor area all year round.
We have been advised the overall plot measures approx. 1.5 acres in size and has a mixture of grass, play bark and artifical grass for play in all weathers.
The children are able to enjoy a variety of activities which includes a swing/climbing frame set, a bike track, a grass mound with a tunnel through the middle, a wooden playhouse and a large sand pit. The children can also experience growing flowers and vegetables in the growing area.
As previously mentioned, the nursery has a superb rear garden which is made full use of as a Forest School which is run by the manager who is Level 3 qualified and is an ideal setting to continue to run the Forest School from under any new ownership.
At the nursery, all food including the baby food is prepared on the premises by the dedicated chef with the nursery, priding itself on offering healthy, well balanced meals and snacks for all ages and was awarded a 5-star food hygiene certificate recently.
There is no residential accommodation for owners/management available.
We have been advised that the property is held on a freehold basis.
We have been unable to check this information and advise prospective purchasers to consult their own solicitor for verification.
A wonderful opportunity to acquire a superb nursery in a sought after Home Counties location.
A viewing is highly recommended to fully appreciate the overall setting and quality of the business opportunity.
