Further Information 
In line with recent policy, Tendring is making a levy on new builds in the Parish under section 106 of the Town and Country Planning Act 1990. This levy is currently calculated at a standard fee of £2253 for a 3 bedroomed house. The current owners have paid a deposit of £400 with a remaining balance of £1853 that is due to be paid when building commences. We understand that these fees may increase in line with inflation depending on when building begins.

Network Rail 
We understand from the current owner that Network Rail own a narrow strip of land inside the site. There is not a clearly defined boundary and the proposed new house footprint is not within the land owned by Network Rail. It would, however, abut it. Network Rail have indicated they would prefer that the new owner or developer would also take over the tenancy of the strip which the current owners rent.
