An unusual opportunity to acquire an active quarry which has a limited amount of mineral reserves to abstract. The restored parts of the site have been returned to conservation and an attractive lake. Subject to planning the property is suitable for a number of alternative uses. The site extends to a total of 28.5 acres (11.5ha)

Location
The property lies between the town of Halesworth (2 miles) and the village of Wenhaston to the east (1 mile in the County of Suffolk.

Description
Wenhaston Quarry is accessed off Heath Road. A hard track leads down into the Quarry. Wenhaston Quarry has been used to abstract primarily sand the majority of which has been worked out.

A Reserves Assessment was carried out in June 2016 by independent consultants. The in-situ tonnage of sand identified on the site is estimated to be some 23,200 tonnes which is located in the central and western part of the site. The quantity of sand and gravel identified on the site is estimated to be about 51,000 tonnes giving a total of 74,200 tonnes of workable mineral reserves. Underlying these deposits approximately 44,000 tonnes of sand and clay has been identified which may extend deeper, but is of variable quality and will need to be selectively worked.

An established Aggregates business has offered £1 per tonne to excavate and process the remaining mineral reserves (72,000 tonnes), but this figure does not take into account any restoration costs. The property has the benefit of a working weighbridge, site hut and storage container and steel hoppers.

Approximately two thirds of the property has been restored to include a large area of water extending to approximately 4.2 acres (1.7 ha), which forms an attractive feature and has potential to be used for fishing.

Prospective purchasers should not that there is Japanese knotweed growing on the property.

Planning
Planning Permission reference CO3/0561 dated 15th September 1993 for sand and gravel extraction was updated on appeal by decision M23/2/06 dated February 1995.

A Pre-planning application was submitted to Suffolk Coastal District Council who have confirmed a tourism use would be preferred to a storage use and that an Ecological Assessment would be required with any future planning application.
