Plot for saleDrovers' Lane, Wooler, Northumberland, NE71
Doddington is a charming rural village located to the north of Wooler on the B6525. The town of Wooler is within easy reach and has a range of shops and services including primary school, doctors' surgery, chemist and local shops. Wooler sits on the edge of the Northumberland National Park and is hugely popular with tourists and hill walkers.
Doddington is some 12 miles from the region's principal town of Berwick upon Tweed which has a comprehensive range of shops and supermarkets. The A697 and A1 are close by providing access to the regional and national road network. Berwick upon Tweed has a mainline railway station which has regular services to Edinburgh, Newcastle upon Tyne, London and intervening stations.
The site is an infill site within the centre of Doddington village located on Drovers Lane and the proposal would aim to reflect the surrounding village character and landscape.
The Plot which sits adjacent to Nos 5 & 6 is a level site of some 0.075 Hectare. The outline planning permission reference, 16/01749/OUT, has been granted for the construction of a two storey detached four bedroom property with a footprint of 96m.
The proposal will continue with the form of existing surrounding houses, therefore it would be proposed to use the existing building line of the front boundary wall to form the front elevation of the dwelling. The current ground levels would be excavated to match the road level so the building would have similar ridge and eaves heights as the existing houses. It would be proposed to use a pallet of materials that are sympathetic to the village including stone front elevation, timber windows and doors and a clay or concrete pantile roof.
It is proposed to leave the existing mature tree within the garden ground towards the rear of the plot and any mature trees that are positioned on the other side of the raised mill retaining area would also be left. A new fence would be installed between the new plot and No. 5 Drovers Lane.
• Foul drainage - to be connected to a new sewage treatment plant .
• Surface water drainage - to discharge to the mill burn.
• Water - the area is supplied by a private spring water supply which runs in the verge and would supply the new proposed plot.
• BT supply - main supply.
• Electric supply - main supply.
