Situation - Higher Trewrong is situated on the edge of the rural hamlet of, and former farm of, Trewrong between Par and Fowey. It stands in a pleasant position and is well situated to access St. Austell Bay as well as Fowey and its renowned river estuary. St. Austell is about four miles to the west. There is a railway station on the London Paddington line at Par about a mile to the west.

Prior approval was granted by Cornwall Council on 10th July under Class Q, Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development)(England) Order 2015 reference number PA15/04966 for the conversion of the three south-eastern bays of the modern building to create three residential dwellings. A copy of the relevant documentation and associated drawings are available on request from Stags Truro office.
 
The proposed accommodation is shown on the attached floor plan and each of the three dwellings are allocated outside areas on the south-eastern side of the farm buildings.
 
Units 1 and 3 extend to about 1,140 sq. Ft. Each and Unit 2 extends to about 1,600 sq. Ft.
 
The north-western two bays of the building are to remain in agricultural use and the area under cover extends to about 2,670 sq. Ft.

 

The development must be completed within a period of three years from the date of prior approval being 10th July 2015.
 
All relevant planning documentation is available online www.cornwallcouncil.gov.uk/onlineplanningregister. From the north-western side of the modern farm building there is direct access to an adjoining pasture field. In total, including the entrance drive, Higher Trewrong extends to about 7.62 Acres (3.08 Hectares).

Viewing - Strictly and only by prior appointment with Stags Truro office on 01872 264488. PLEASE TAKE CARE ON SITE. Please do not take dogs - there are sheep in the field.

Directions - From the A30 at Bodmin take the A38 towards Plymouth. Pass over the A30 and after a short distance to the roundabout, turn right towards Lanhydrock. Drive for about 1.5 miles and at the next roundabout turn left onto the B3269 towards Lostwithiel. Stay on the B3269 until reaching the T-junction with the A390. Turn right and drive for about 1/2 mile and turn left back onto the B3269 towards Fowey. Drive for about 5 miles and at the next roundabout turn right. Drive for about a mile downhill and the entrance to Trewrong will be seen on the right-hand side just before the sweeping left-hand bend at the bottom of the hill. Drive down the entrance driveway and just before reaching the first farm building, bear to the left which leads to Higher Trewrong.
 
From St. Austell take the A390 eastwards towards Liskeard. Drive through the traffic lights out of St. Austell and at the roundabout turn right towards Par Docks. Drive to Par, through the traffic lights and take the next right onto the A3082 towards Fowey. Follow the one-way system around continuing towards Fowey. Drive to Polmear, go under the bridge, follow the road around to the left, past the relaxed speed limit sign and the entrance to Trewrong will be seen on the left-hand side after about a further 100 yards. Drive down the entrance driveway and just before reaching the first farm building, bear to the left which leads to Higher Trewrong.



Services -

Water: - Mains water is available a short distance to the east of Higher Trewrong - subject to the right for a neighbouring property to connect into the private supply pipe serving Higher Trewrong and install sub-meter.

Electricity: - A quotation for a separate supply of electricity to Higher Trewrong is being obtained from Western Power Distribution.

Drainage: - Private drainage systems will be necessary.

Access - The initial access from the public road will be via a private right of way.

Covenants - Higher Trewrong is to be used for residential - including holiday and residential letting - and agricultural purposes only.

Fencing - The purchaser will be required to erect a post and rail fence between points A, B, C, D and E as pegged/highlighted on the ground and shown on the plan for identification purposes only within 2 months of completion.
