Property Description

Full description

Tenure: Freehold

The Property
The property offered for sale is a Grade II listed traditional brick and flint house under a pantile roof, delightfully situated in the heart of this popular North Norfolk village. The property enjoys a high degree of privacy being well set back from the road. Having recently been fully refurbished to a very high standard whilst maintaining many of its original features, the property would make an ideal permanent or holiday home. The accommodation comprises an entrance hall, a double aspect sitting room with an open fireplace, a double aspect dining room and a handmade bespoke kitchen built and fitted by local craftsman Samphire Interiors, and a shower room. A first floor landing leads to three double bedrooms and a family bathroom. The double aspect features in many of the rooms make the property light and airy. Outside there is a shingled parking area which in turn leads to a large detached garage, a particular feature of this property is the rear garden that is due south facing. The property is being sold with no upward chain.

Location
Binham is an ideal village as a base for exploring the North Norfolk coast. It has a magnificent late 11th century Benedictine Priory, partially ruined by Henry VIII during the Reformation. The village has its own shop, garage, butcher and pub. Three miles to the north is Wells-Next-The-Sea, a small popular town set behind a small harbour on the beautiful North Norfolk coast. The town has a maze of narrow streets, old alleys and yards, filled with shops, pubs and cafes and there are many listed and impressive Georgian and Victorian buildings. There is also a doctors surgery, library, community hall and primary and secondary schools and a public house on a boat. The Georgian market town of Holt is about 7 miles to the east. Holt was first mentioned in the Domesday Book (1086) when it was credited with 5 water mills, a market and its own port of Cley, which was attached to the Holt Manor. In 1708 the great fire of Holt destroyed much of the town centre, which accounts for the Georgian architecture found in the town today. The centre of the town comprises mainly individual shops and businesses where a friendly and personal service still remains. The town is also home to Gresham's School. The county city of Norwich is just over 20 miles away from where there is a fast rail service to London (Liverpool Street). Norwich airport is perfect as an intercontinental gateway with regular flights to Schiphol Airport in Amsterdam.

Directions
Entering Binham from Wells or Langham, go up Front Street, passing the Chequers on the right and the village sign on the left. After 50 yards turn right into Blacksmith;s Yard (by the wooden bus shelter). The Steward's House is on the left. Coming from Hindringham, turn left into Blacksmith's Yard by the wooden bus shelter, just after the left turn to Priory Crescent. The entrance to Blacksmith's Yard will be identified by a Pointens for sale board.
