The Story

SYMPATHETIC RENOVATIONS
Dating back to 1929, three or four-bedroom Summerlea is thought to have once been part of the Felbrigg Hall estate.
“There was originally a hole in the grounds here where they dug the clay up to build Felbrigg Hall,” the other owner explains. “Today it is a wildlife area, which attracts all sorts of animals, from deer with their fawns, to kestrels.”
The couple have substantially renovated the property in their time here and they have also extended it: “We enlarged the kitchen and created a bathroom and en suite shower room above,” he says. “The property was also reroofed and given new windows, and we had a new kitchen installed.”

GENEROUS SPACE
Since moving in 12 years ago, they have redecorated several times. Rooms currently have pale décor, bringing a light and airy ambience throughout.
“It does have a lovely feel – I particularly like our bedroom, which has its own bathroom and is a ‘double double’ size,” she says.
The kitchen was designed to have space for a breakfast bar, while a large drawing and dining room was created to accommodate a formal dining area. This has a wood-burning stove, which makes it particularly inviting in the winter months.
“We have two grown-up daughters who each have two children so there are a lot of us when we all get together,” she says. “We knocked two rooms into one to create one generous space, with room for a large dining table.”

GREAT OCCASIONS
With approximately 1.5 acres of grounds there is ample space for entertaining outside as well as in.
“Friends of ours got married and we celebrated their wedding in the garden – we had a marquee and it was a lovely day,” she says. “For the past six years we have also held an annual charity barbecue, again with a marquee and lots of guests. We have plenty of parking here, which is also ideal if you are entertaining on that scale.”

ANNEXE POTENTIAL
The prime location of Summerlea makes it extremely attractive to overnight guests and with three large bedrooms and two bathrooms upstairs there is always plenty of space.
On the ground floor, an additional shower room is situated next to the family room or fourth bedroom. This could easily become a self-contained annexe, subject to the relevant planning permissions.
“This house offers a lot of space and there is still potential for new owners to take it further; there is even room for further extensions if required.”

WONDERFUL HOME
They will certainly miss all the space when they leave. In addition to the main house, there are outbuildings and workshops, which could make excellent hobby or recreation spaces.
“We have enjoyed everything about living here, from the wonderful views all around us to the convenience of being close to Cromer, Sheringham and other places on the coast,” she says. “There are lots of supermarkets within easy reach and there are good schools in the area.”
And she adds: “We do plan to stay in Norfolk but we will miss this house. We will, however, take fond memories with us – we have had lots of fun living here and it has been a wonderful home.”

Setting The Scene

Summerlea is set in grounds and gardens extending to approximately 1.5 acres. These have been beautifully kept by the current owners.
At the front of the house, wrought iron gates double gates lead to a gravel area with room to park and turn several vehicles. There are expansive lawns to the side and rear with open countryside views. The drive leads past the house to the outbuildings, comprising a garage and car port with a log store. To the rear of these is a large store.
The grounds are home to an abundance of wildlife.
