The Story

A NEW HOME
Dating back to the 1970s, the property has been completely renovated by the current owners.
“In many ways you could say we rebuilt it,” says the other owner. “We have taken walls down and replaced all the floors, walls and ceilings; we converted the garage into additional living space and built two more bedrooms above it, and then we added another garage.”
And there is, in fact, the possibility of taking the house even further, she suggests.
“We have been working with an architect to get planning to further extend the property, which has been granted. This is something new owners might wish to consider.”

PERFECT FINISH
The idea was to create a stylish modern house, with a high quality finish. Yet they also sought to retain that comfortable and easy feel that had so attracted them initially.
“We wanted it to be bright and airy, with wooden floors, tiles and underfloor heating,” he says. “We had CAT5 cabling laid throughout and brought Neff appliances into the kitchen and Villeroy & Boch fittings and Matki showers into the bathrooms. It all works very well: there is a good flow throughout.”
They knew they would spend a lot of time in the kitchen and wanted space for dining as well as food preparation.
“We have a large island, with a breakfast bar, but the kitchen also opens into the dining room, where we have a long table and chairs. There are French doors from both areas on to the garden.”

WELCOMING FRIENDS
Also on the ground floor is the drawing room, family room and study. This gives the owners plenty of room to spread out and find quiet space when needed.
“The family room is a lovely relaxing space where it is nice to settle down and watch a film,” she says. “But this house is also great for entertaining. We have lots of space for parking and can have a marquee in the garden if required.”
On occasion, the couple have welcomed some 100 to 150 guests into their home.
“We had a house warming party here, which was superb, as well as our son’s 18th birthday party – another great occasion.”

OUTSIDE LIVING
The garden has always been something of an extension of the house. There is an entertaining terrace for outside dining and relaxation, and the lawn has offered space for all sorts of activities.
“There is so much room out there – we have even had cricket nets up,” he says. “There would certainly be space for a pool if someone wanted to put one in, and quite possibly room to extend the back of the house too.”

WARM AND INVITING
The Esher location of the house on Bracondale has proved better than the owners could ever have hoped, they insist.
“It is just 20 minutes in either direction to the airports and we can catch trains that get into London Waterloo in just 20 minutes, making it fantastic for commuting,” he says. “There is a good choice of state and independent schools here - it was easy for our boys to get to school in Kingston.”
Having Claremont just opposite has been wonderful, they continue. There are golf courses and sports clubs within reach, plenty of community groups and lots of gourmet pubs and restaurants close by. It has been excellent being able to walk down to the high street too.
“We do hope to stay in the area,” she adds. “But we will miss this house – it is a nice, modern home, which is also warm and inviting.”

Setting the scene

To the front of the house, there is a gated entrance with iron railings across the front of the property. There is also an extensive paved driveway, with parking for more than 10 cars, as well as a double garage with an internal door to the house and secure rolling-over doors.
At the back of the house is a large lawned garden, with mature trees and shrubs to the boundaries, and a terrace for outside dining.

Located within walking distance of Esher High Street with its local amenities. Kingston upon Thames and Guildford are located a short distance away providing a wide selection of high street names and department stores. There are numerous well regarded schools in the local area with Esher Church School and the Claremont Fan Court School nearby as well as the acs Cobham International School.

Within Easy Reach

Esher is ideally located for transport facilities with Esher station offering access into London Waterloo in under 30 minutes and Claygate station in approx. 30 minutes, with Guildford to the south. There are excellent road links to the A3 and M25 with other trunk roads giving good vehicular access to London and the motorway network.
