Brackenbrae House must be one of the most stunning houses in Broughty Ferry, comprising an original mansion house and a thoroughly modern extension. The original house dates from 1864 and was built for one of the Dundee jute barons. It was originally extended in the 1970s. In 2006 the extension was replaced with a modern wing, incorporating glass to make the most of its position and views. At the same time the original part of the house was completely refurbished and transformed, so that it is now a contemporary interior within the shell of the original building. As such Brackenbrae House is a most impressive mix of old and new, with modern, open plan living, which still retains much of the ambience of the original building.

The original house is an imposing stone built mansion with a slate roof. The full refurbishment works included new flooring, new double glazed windows, rewiring, re-plumbing and a new underfloor heating system. New bathrooms were fitted and two of the bedrooms are now split level with access up to the second floor. A gym was also installed at second floor level. The two principal reception rooms are now open plan with the hall, where a new marble staircase leads up to the first floor. This creates a fantastic entertaining space. This in turn links through to the modern part of the house, where at ground floor level there is a spectacular open plan living room and dining kitchen. From here stairs also lead up to the first floor where there is a bar, with full length windows making the most of the views both up the River Tay to the bridges and across to Fife. Off this is a large sun terrace, creating another fabulous entertaining space. This area links though to the landing in the original part of the house. Off this are arranged the bedrooms and there are stairs leading up to the second floor. Also within the original part of the house at ground floor level are a study, cloakroom and utility room. The tiled bathroom has a bath with shower, pedestal washbasin and WC. Attached to the cottage is a boiler room with two wall mounted boilers.

If coming on the A90 from Perth, at the first roundabout at Dundee turn right onto the A85, signposted Dundee. Continue on towards the city centre, following the River Tay, on Riverside Drive and passing Dundee Airport.

From Dundee city centre take the A92, signposted Arbroath onto Dock Street and East Dock Street, and then continue on Broughty Ferry Road (A930) signposted Broughty Ferry. Continue straight over the roundabout, following signs for Broughty Ferry (A930), on Dundee Road West and Dundee Road and after 1.2 miles turn left onto Bayfield Road, just after passing the junction with Victoria Road. Proceed straight over the junction with Albert Road into Brackenbrae, and the entrance gates into Brackenbrae House will be seen on the right.

Alternatively if coming from the A92 (Arbroath to Dundee road) turn at the Claypotts junction, opposite Sainsbury's onto Broughty Ferry Road (B978), signposted Broughty Ferry. Then take the 5th turning on the right onto Victoria Road. Proceed straight over the junction with Strathearn Road and then turn left into Albert Road and proceed as above.
