A DETACHED PERIOD COTTAGE IN AN UNSPOILT AND SECLUDED COUNTRY SETTING-ABOUT 0.4 ACRE
3 ACRE FIELD AVAILABLE SEPARATELY
A detached period cottage, probably stone built with a slate roof and later additions, in need of general refurbishment and modernisation.
'Sea Mist' occupies a delightful secluded setting on the edge of a rural hamlet about 3 1/2 miles from Lyme Regis. There are also extensive gardens with a sunny southerly aspect.
In addition there is an adjacent field which can be purchased by separate negotiation - this also is south facing and is informally estimated at 3 acres.
Village amenities are available at Uplyme about 1 1/2 miles from the property and also close by is the market town of Axminster with a main line railway station (Exeter-Waterloo line).
Lyme Regis is a picturesque coastal town noted for its many character buildings, century's old Cobb Harbour and unspoilt surrounding countryside. The town centre provides good shopping facilities for day to day needs and the larger centres of Taunton and Exeter are both about 28 miles away. There is a main line railway station at Axminster (6 miles inland). In Lyme Regis there is also a sailing club, bowls, golf course, theatre, cinema and numerous local societies.
The town is situated on the beautiful and unspoilt Devon and Dorset 'Jurassic Coast' awarded World Heritage Site status by UNESCO in December 2001.

The cottage is approached via a private lane also serving 5 neighbouring properties, Sea Mist is at the end of the lane. Passing the front of the cottage is a bridleway leading west across the field.
On the lower side is a greenhouse and lean-to store and on the upper side is access to a small rear garden with a fuel store. Further up the lane is a parking area, detached Garage 18' x 9'4 (5.49m x 2.84m) of concrete block construction with double wooden doors and beyond this is a useful Workshop about 19' x 11'6 (5.79m x 3.51m) and a garden enclosure. On the far side of the track is the main garden.
The whole extends to approx. 0.4 acre and is edge in red on the attached plan.
Through the bridleway gate to the west of the cottage is the land which can be purchased separately if required. It is also on a south facing slope and comprises 3 enclosures extending in all to about 3 acres and is edged in blue on the plan.
The bridleway continues through to a track which leads to Yawl Hill Lane, we understand the land has right of way over this track.

From Lyme Regis proceed to Uplyme and turn right into Tappers Knapp (signposted Rocombe). Continue over the river and up the other side, past the crossroads to the top of the hill, proceed for about 1/4 mile or so and turn left immediately past Whitty Down (Lower Rocombe Road). After about 200 metres take the private road to the right, past the large house (Little Winters) and Sea Mist is at the far end. This is a fairly narrow lane so applicants may wish to park at the Lower Rocombe Road end of the private lane and walk to the cottage on the first visit.
We understand that there is mains water and electricity and septic tank drainage but applicants should verify this with their own enquiries.
