Situation - Situated in the idyllic village of Cockington, this wonderful cottage is hidden in a valley just one mile from the bustle of Torquay where there are golden beaches, cliff walks, golf courses and plenty of recreational facilities. Cockington is often referred to as the most beautiful village in England, and is the epitome of the chocolate box postcard English village. With more than its fair share of thatched houses, a lovely old pub, village shops and local businesses, Cockington is really somewhere very different. Surrounded by Torquay, it retains its individuality and rural charm. This is a unique opportunity to live in a country paradise, yet only a short distance from the centre of one of England's favourite resorts, and within walking distance from the beach.

Nearby Torquay is situated on the South Devon coast and was a grand anchorage favoured by the Royal Navy during the Napoleonic Wars. Torquay soon benefited from their presence as smart lodging houses were built to accommodate the officers. With a south-facing aspect, miles of sandy beaches and the arrival of the railway in 1848, its growth as a holiday destination for the rich and famous was spectacular. The harbour with its large marina, elegant Georgian terraces, palm trees and subtropical gardens, remains the most attractive area.

Torbay benefits from a full range of well-respected state and independent schools including the traditional grammar school model. Further afield, the county capital of Exeter provides all of the shopping and dining experiences that one could wish for. Exeter's international airport offers a wide variety of business and leisure destinations within Europe and beyond. Mainline rail links can be found in Newton Abbot.

Description - Believed to have been built around 1830 this unique, listed, thatched, cob cottage is located on a site which dates back to the early 17th century, and which was once the gate house to the historic Cockington Estate. The unique, timbered property is nestled in the corner of the 460 acre country park, which is a designated wildlife site and overlooks the Estates cricket grounds and arboretum. The current owners have renovated the property during their term of ownership and now run it as a successful holiday let cottage providing additional income further details of which are available from our office.

Accommodation - The current owners have carefully renovated this delightful cottage, which is full of character features, during their term of ownership and today it is particularly well presented, making a fine home, second home or, holiday let investment.

The property is entered from the rear courtyard into an entrance porch beyond which is the utility room with space and plumbing for washing and drying machines as well as a cloakroom/WC. A door leads through to the kitchen/dining room where there is a range of smart white fronted units to one end of the room under a solid wood work surface with white tiled splashbacks, inset ceramic sink and gas hob with electric oven below. There is an integrated fridge and dishwasher. There is space at the other end of the room for a dining table and a useful under-stair cupboard. The sitting room can be accessed from either side of the stairs where there is gas fired wood burning effect log stove, beamed ceiling, and the period wooden front door with stained glassed window which leads to a veranda created below the oversailing first floor. The window to the front has diamond lights of leaded glass.

The first floor has two double bedrooms off the landing, both of which have en suite shower rooms finished to a high standard, partly tiled with modern white suites with chrome fittings and heated towel rails. Both bedrooms feature beamed ceilings rising into the roof, the master bedroom is of a good size and has leaded light windows looking to the front with triangular heads rising into the thatched roof.

Outside - The cottage enjoys its own private and secluded gardens but also benefits from having the stunning grounds of the Cockington Estate at your doorstep, creating a truly delightful backdrop. There are two allocated parking spaces to the rear of the property where a gate leads through to a rear courtyard seating area. To the side of the property is a level area of lawn bounded by trees and hedging with a concrete terrace at the far end with a summer house.
