Situated in the sought after area of Borrowash, it was in fact the size and space of the property which first attracted current owners Tamsin and Phil to 5 Central Avenue with their three young children. We immediately saw the potential of the property they say.

Since moving in, they have converted the loft into three rooms and a bathroom. The large studio room in the loft is extremely versatile. We have used it variously as a home gym, spare bedroom, office and kids playroom at different times. It is very spacious, with beautiful original beams. The kitchen is also an impressive room, with the walls knocked through to create a large open plan space perfect for entertaining, with a homely but smart feel. With a large original beam overhead and beautiful wooden fittings, it is cosy and characterful whilst retaining a sense of space. A generous butchers block in the centre is the ideal surface for food preparation, casual eating or buffet-style dinners. Its a great social space say Tamsin and Phil.

Indeed, the generous proportions of the house lend themselves to entertaining We have had many barbecues and gatherings here say Tamsin and Phil. We often have 22 people for Christmas but it never feels cramped. Furthermore, although it is a big house is not cold but feels very warm both physically and in its atmosphere. It is a very family orientated house, a great family home. An old house, it retains character but is practical, modern and versatile, with plenty of space for the kids to have their own large bedrooms. A light-filled conservatory lounge with a view of the garden epitomises the sense of space and brightness which fills the whole house.

Children and adults alike will also love the garden, which lies mostly at the back of the house. Tamsin and Phil state that it is vast and expansive, with a huge amount of possibility for landscaping, though we have left it mostly green for the children to run around. We have installed a zip wire running over a large paddling pool which is great fun for the kids. We often sit out in the garden and watch them play.

Situated in an up and coming area on the edge of Borrowash, the house feels like it occupies its own leafy suburb within the street. Well catered for in terms of amenities, the property is close to local schools, a shop and a doctors surgery, as well as various restaurants and food outlets. There is a curry house, cute little cafes, and an excellent butcher with his own slaughterhouse so the meat is top quality recommends Tamsin. Derby is just ten minutes away by bus and offers good train links, while the M1 motorway can be accessed in five minutes from the property. East Midlands Airport is also easily accessible.

Favourite room

Our favourite room, and the one we spend most time in, is the kitchen say Tamsin and Phil, as it is the key area of the home where we all congregate and socialise. The kitchen is beautifully finished with wooden cupboards and feels lovely and light.

Favourite aspect of the grounds or local area

There is the beautiful Elvaston Castle Country Park nearby say Tamsin and Phil offering beautiful scenery, a coffee shop, a kids play area and various events including craft fairs and steam rallies. The property is on a cycle path and canal route between Derby and Nottingham, so there are plenty of outdoor pursuits to be enjoyed. Of course the Peak District is also right on the doorstep, though we are situated in between two really nice cities. The fantastic public transport means the kids can be independent and get themselves to school and social activities.

Memorable event or other favourite feature

We are famed for our barbecues and New Years Eve parties say Tamsin and Phil. The house works in a circular fashion, with the dining room, kitchen and conservatory all running one from the other. At parties we use the conservatory as a dance floor, complete with disco ball, after a sit down meal in the dining room. The kitchen then works as a social space. In the summer we have barbecues come rain or shine, as we have awnings which we can put out over the patio from the kitchen and conservatory in wet weather. Christmas and summer are both amazing here. Its a real all year round house.

What they will miss most

We will miss the space and the garden most say Tamsin and Phil, as well as socialising in the beautiful kitchen.

Location - This property is situated on the edge of Borrowash. Borrowash provides excellent access to the A52 which will take you into Derby City centre and following the A52 the other way will provide quick and easy access to the M1. Further on the A52 also leads to Nottingham City Centre. There are a number of local amenities within walking distance of this property.
