Attractive period farmhouse with a paddock, views across to the hills of Fife and good access to the A90

Newmains Farmhouse is conveniently located just to the north of Tealing, in countryside to the north of Dundee and just to the west of the A90. Dundee offers all the facilities expected of a major city, with extensive shopping, leisure and business services. Dundee Airport offers flights to London Stansted and Amsterdam. There is a mainline railway station in the city with services to the north and south, including a sleeper to London.
Dundee is an established centre of excellence in education and life sciences, and has renowned cultural facilities. There is a primary school at Tealing and secondary schooling in Monifieth and Forfar or in Dundee. Private schooling is available at Dundee High School. Fisheries locally include Kingennie and Piperdam, where there are both stocked lochans and also golf courses. There are pleasant walks in the Sidlaws, and the nearby Balkello woods.

The A90 links Perth to Aberdeen via Dundee. From Perth the M90 links to Edinburgh, while the A9 and M9/M80 head to Stirling and Glasgow. Edinburgh Airport is easily reached.

Newmains Farmhouse is an attractive late 19th century house, which faces south with views to Fife. It is a stone built and harled house with a slate roof. It was originally built as a farmhouse on the Fotheringham Estate. It was acquired by the sellers in 2007. In recent years the house has been considerably upgraded, and is fully double glazed. Since 2007 the kitchen and the shower room have been fully refurbished, the house has been redecorated and further insulation added in the roof. At ground floor level there are three reception rooms, with the sitting room and dining room being south facing and benefitting from the fine views. The study can be used as a downstairs bedroom, with the shower room also being at this level. Upstairs are a further four bedrooms and a bathroom. Outside there is an attractive garden together with a good sized paddock and useful outbuildings including stables and a field shelter. As such this is a good family house with equestrian appeal, or the paddock could be let for grazing.

Gates open onto a gravelled parking and turning area in front of the house. A partially glazed front door opens to an entrance vestibule with a cornice and an inner partially glazed door with side lights to the hallway. This too has a cornice and a staircase to the first floor. Arranged off this are the reception rooms which all retain cornicings. The well proportioned sitting room has a shelved press and a fireplace with mantel and overmantel and a warming Jotul wood burning stove. Opposite is the dining room which also has a fireplace with a mantel and overmantel. Behind this is the study, which was previously used as a bedroom.

The rear hallway has timber lined walls to dado level, an understair shelved cupboard, tiled floor and a lobby with a back door. Off this is the fully fitted Nolte kitchen which has wooden wall and base units with Corian worktops and sink, NEFF oven/grill, fitted microwave and fitted fridge, NEFF five ring gas hob with AEG extractor and plumbing for a dishwasher. There is a tiled floor and a window seat with storage, and a walk in shelved larder. The useful utility room has fitted units with sink, plumbing for a washing machine and a tiled floor, while the shower room has wood panelling to dado level together with a tiled shower cubicle, pedestal washbasin and WC.

The wooden staircase leads up to a first floor landing. Arranged off this is a shelved linen cupboard, four bedrooms and a bathroom. Bedroom 1 has a cornice and oak flooring, while bedroom 2 has a centre rose and a walk in closet with a hanging rail. Bedroom 3 has fitted hanging and shelved wardrobes, while the bathroom has a bath, washbasin and WC, and adjacent to this is bedroom 4.

Accessed from outside is the boiler room which houses a Worcester Heatslave 20/25 boiler. The garden to the front of the house has flower and shrub borders and a lawn and is enclosed by a stone dyke. The garden to the side and rear of the house also has a lawn, a drying green and raised planters with herbs and currants. Beyond is a hen house and there are trees and hedges providing shelter and privacy. A gate from the rear opens onto further gravelled parking.

Beyond is a range of outbuildings. These include a brick built and harled store with a corrugated roof, an attached open fronted shed with a box profile roof, while on the other side is a field shelter, again with box profile roofing. Beyond are two wooden stables. Both the stables and field shelter can be accessed from the paddock, which runs to the side and front of the house.

Square Footage: 2,185 sq ft
Acreage: 2.48 Acres

From the A90 (Perth to Aberdeen dual carriageway) some 2 miles north of Dundee and 9 miles south of Forfar, take the turning to the west for Tealing and Auchterhouse. Proceed for 0.5 miles, and in Tealing follow the road round to the right and at the left hand bend turn right signposted Newmains. Proceed up this tarred road and the house will be found on the right after 0.6 miles.
