DIRECTIONS From Kingsbridge, take the A379 towards Plymouth. On leaving Bantham Cross roundabout heading towards Plymouth, proceed for about three-quarters of a mile and take the turning left signposted for Stadbury. Proceed along this private tarmacadam road for about quarter of a mile and the entrance to the land can be found on the right hand side. 

SITUATION The land is situated between Kingsbridge and Aveton Gifford, in the South Hams area of South Devon.

Kingsbridge town is about 3 miles away, Aveton Gifford village some 1½ miles distant and the A38 dual carriageway expressway, connecting to the M5 motorway and national road network, about 15 miles to the north.

DESCRIPTION As outlined in red on the site plan, the land part Little Efford Farm extends to approximately 19.87 acres (8.04 hectares).

Access to the land is by means of a right of way, over an existing tarmacadam entrance road, which also provides access to other agricultural land and residential properties at Stadbury.

In two enclosures, the land in the past has been used for arable cropping purposes and comprises a combination of gentle and moderate north facing slopes.

There is a small area of land, on the north boundary of field 3717 (see Site Plan) which comprises some scrub/amenity area (1.71 acres) - it being a former quarry.

An above ground water collection chamber is located in field 3717, which overflows into a drinking trough in this field. However this collection chamber belongs to the land located on the south side of the Stadbury entrance road and therefore rights of access for maintenance, repair and replacement thereof is reserved.

FENCING & REPLACEMENT GATEWAY By reference to the site plan, the Seller is retaining a 6 metre strip of land along the east and north boundaries of field number 3717, to provide in the future (if necessary) a secondary access into Little Efford Farm.

In the event that this land (19.87 acres) is sold at auction on 6 October 2016, then the Seller agrees to supply, erect and maintain thereafter a standard agricultural stockproof fence between points A and B, as shown on the site plan, but also to create a replacement gateway, a similar width to the existing gateway (and supply and install a gate also), immediately to the west of the existing gateway. 

PUBLIC FOOTPATH There are no public footpaths which cross either of the two lots of land. 

TENURE The land is being offered for sale on a freehold basis with vacant possession on completion.
