Tenure: Freehold

A characterful, period farmhouse retaining much of its original character and offering equestrian facilities including stable yard and paddocks within grounds of just over 3.5 acres.

The property Willow Farm is an attractive, Grade II Listed 17th century farmhouse with later additions. It has been well maintained and retains much of the character typically associated with this period. Of particular note is the wealth of exposed beams, attractive central red brick fireplaces, mullion windows and exposed brick floors.

The well laid out family accommodation is approached via a central front door opening on to a hallway and staircase to the first floor. Either side of the hallway are two reception rooms with double aspect which share a central brick chimney stack, one with a log burning stove and the other with a multifuel stove. Both rooms have access to the inner hall, which features a brick floor and leads to the cloakroom/laundry room, the boot room (which gives access to the rear patio) and the dining room with a pamment floor, disused brick fireplace and stable door leading out to the patio and garden. Off the dining room is a pantry with full range of shelving. Also off the dining room, the kitchen is a double aspect room comprehensively fitted with a range of base cupboards and drawers under a wooden worktop. It has a walk-in larder. The second staircase to the first floor is behind a door in the dining room.

The front landing on the first floor provides access to both bedrooms one and two, while a further staircase leads to the second floor. The two main bedrooms have exposed beams and studwork and original wide plank floor boards. The master bedroom is a double aspect room and has pine fitted wardrobes, while bedroom two features a red brick fireplace with brick hearth. Both rooms are served by a 'Jack and Jill' shower room. There is access from bedroom two to bedroom three, which is served by the rear landing at the top of the second staircase. Off the rear landing there is access to bedroom three and four and a family shower room. Bedroom three overlooks the Common and has pine fitted cupboards. Bedroom four overlooks the patio.

The second floor has a suite of rooms either side of the brick chimney stack, with a separate bedroom, a sitting room/study and a three piece bathroom.

Equestrian facilities Diagonally opposite the house is the enclosed stable yard with water, power and light. There is a turn-out paddock which leads to the two main paddocks beyond and a field shelter. Vehicular access to the paddocks is provided by double gates off the parking area outside the house.

There is a further paddock opposite the rear garden, accessed via a five bar gate with established borders and a natural pond.

Stable one 11'2" x 11'2"
Stable two 14'5" x 14'4"
Stable three 11'2" x 11'1"
Feed store 15' x 11'4"
Hay barn/workshop 19'9" x 17'9"
Field Shelter 23'5" x 11'8"

The outside A roadway across the Common leads to the driveway which bends round to the right and to the rear of the farmhouse. Guests would normally approach the property via the side entrance to the boot room. Access is from a paved area with raised flower beds and established trees, bordered by a row of three clay lump storage sheds.

To the front of the house there is a lawned garden with a variety of established trees and shrubs as well as a fenced-in vegetable garden. The rear garden is also lawn and has a caged fruit garden containing raspberries, currants and gooseberries.

The formal gardens run parallel to the Common and are all enclosed by established hedging and a number of mature trees. Beyond the front garden is an orchard with a number of fruit trees including apple, pear, plum, quince, damson and greengage. Also within the orchard is a chicken run, natural pond and a woodshed, 40' x 19', which has seen better days.

Where? Mellis is a small village in north Suffolk whose main feature is the largest grazing common in the county. The majority of the Common is owned by Suffolk Wildlife Trust although part of it is privately owned by a resident of the village.

The Mellis CEVC Primary school has been awarded Outstanding by both Ofsted and the Diocesan inspection.

Mellis is in the catchment area for Hartismere School in Eye, some 3 miles east, an Academy for students aged 11-18 with an outstanding academic record. Eye is a small, picturesque market town with a fine church, several independent shops and a castle.

The market town of Diss is approximately 6 miles north of Mellis, lying in the beautiful Waveney Valley. The town has a number of attractions including a six-acre mere, a number of thriving shopping streets, market place and supermarkets. It also has a station on the Norwich to London Liverpool Street direct railway line.
The County towns of Norwich and Ipswich are easily accessible via the A140 road being 26 and 21 miles away respectively.
