Elm Bank is a distinctive, traditional stone built detached home in a beautiful, elevated position on the outskirts of the charming and much admired village of Strathpeffer. The building was extended circa 1900 and has since been sympathetically upgraded and tastefully combines a modern living environment with period charm and an abundance of original features including raised skirting, intricate cornicing, high ceilings, and large open fireplaces.

Dating back to around 1870, Elm Bank provides very flexible, spacious accommodation arranged over two levels. Entrance is via a broad hallway leading to a bay windowed sitting room and formal dining room. Both rooms are bright and airy and have pleasant views over the local countryside and beyond as well as feature fireplaces with inset open fires. The inner hallway leads to two bedrooms, which could easily be used for other purposes and a modern shower room. The large dining kitchen comes with a range of Ikea free-standing units, integrated Smeg induction hob, oven and stainless steel extractor hood. With windows on either side of the room and within the external door, this is a particularly bright and airy part of the house. Located off the kitchen is the boiler/utility room and an attractive sun room which overlooks the gardens.

A carpeted staircase with wooden banister and balustrade leads to the half landing. The master bedroom is located to the front of the house and comes with a large en suite bathroom complete with free standing bath, walk in shower, wc and wash hand basin. There is another identical sized bedroom on the other side of the landing and a further double bedroom. To the rear of the upper floor an inner hallway leads to two large storage cupboards, two further bedrooms and a modern shower room.

EPC Rating - E

Strathpeffer is an enchanting Victorian Spa village only 5 miles away from the market town of Dingwall. The village itself owes its growth to the discovery in the 1700s of sulphurous springs purported to be the healthiest in the UK and this led to a steady stream of visitors from around Europe and beyond. The original Spa pavilion has been restored and now serves as a multi-purpose venue for a variety of events. The village itself is very picturesque and although the buildings have a wide variety of styles, all exude a no expense spared solidity that says much about the largely Victorian origins and about the wealth of the town at that time. There are a host of activities available nearby including hillwalking, mountain biking, fishing and golfing. There is a primary school, health centre, chemist, café and other facilities all available within the village. Inverness is very much the commercial and business centre for the Highlands of Scotland and is convenient for the Airport which is located to the east of the city. The airport provides a variety of domestic and European flights. Inverness also has excellent public transport links with good bus and rail connections.

Landscaped gardens laid mainly to lawn, raised flower beds, children’s play area, stone chipped sitting area, off street parking area, timber garage.
