THREE STOREY DARLING WITH CHARACTER AND CHARM!

Bag this pretty three storey period terraced house just a few minutes' walk from Wadebridge town centre. This brilliant four bedder is packed full to the brim with original character features and has a detached garage, a lovely long garden and parking too. Brilliant!

This superb home is not only deceptively spacious, but it is also full of character features reminiscent of a bygone era that we still cherish. Original sash windows, picture hanging rails, attractive fireplaces and stripped wood flooring abound!

Step into the entrance porch and be immediately charmed by the dining room which opens out from hall. This lovely living space has an open spindle staircase to the first floor with two very useful under-stairs storage cupboards. The perfect home for your paraphernalia. A gorgeous Victorian cast iron fireplace with pretty tiles and a slate hearth sits to one side and a large sash window looks into the rear porch and down the side of the house. We can imagine you would spend a lot of time in here!

To the right is the spacious sitting room where there is a bay window with three sashes looking over the street to the front. A fireplace with a marble surround, pretty tiled hearth and inset wood burning stove takes centre stage here. How cosy!

The well-proportioned kitchen has access to the rear porch and then out to the garden. The kitchen is fitted with a range of modern cream base units topped by solid beech-block worktops. For cooking there is a lovely gas fired Esse range oven which has useful shelving to either side and there is also a 4 ring gas hob with an extractor hood above. Another of those lovely sash windows lets in even more light and a one and a half bowl ceramic sink sits below. There is an integrated under counter fridge and freezer, space and plumbing for a dishwasher and laminate flooring underfoot, completing the picture.

From here step into the rear porch which has a Perspex roof and provides the perfect spot to hang your coats. There are terracotta tiles underfoot and a stable door leads out to the rear patio and garden.

Take the stairs to the first floor where straight ahead, up a small step, is the spacious family bathroom. Fittings include a paneled bath with a tiled splash-back and a glazed shower cubicle with a thermostatic shower. There is also a crisp white pedestal basin and a WC and a huge family sized airing cupboard has plenty of room to store towels and bedding. There is more stripped wood flooring and two windows (with obscured panels) letting in lots of lovely light!

There are also three bedrooms on this floor. The first is the double at the rear of the house with a sash window lending an outlook over the garden and Coronation Park Woods beyond. This room has a pretty cast iron fireplace with lots of wardrobe storage built in on either side with more cupboards overhead.

Bedroom 2 is at the front of the house and is another super double. Another of those delightful period fireplaces creates a focal point which is so pretty! The traditional box room is next and would be a great home office or nursery.

Another flight of stairs takes us up to the master and what a great bedroom this is! A Velux window lets in lots of light to the landing area and there is clever shelving surrounding the stairwell perfect for displaying books. In the bedroom there is a double glazed dormer window to the rear with fabulous views towards Coronation Woods, lovely stripped wood flooring and lots of under eaves storage remaining. A double built-in wardrobe lies to one side to give you even more storage.

A path leads from the rear porch to an outside WC and then down to the basement room which is currently a utility room. With electricity and plumbing for an automatic washing machine as well as space for a tumble drier, the gas fired boiler is also housed here. This is a perfect storage space or you could even turn it into a great teenagers den!

The lovely garden is mainly laid to lawn with a path to the side and private decking area which is perfect for those summer barbecues. The garage lies right at the end of this lengthy garden and has wooden folding doors and parking space in front.

The Vendor Thinks: We have loved living in 28 Glen Road, it is a beautiful property with a lovely homely feel, plenty of space for family living, and great views over to the woods on the hill opposite. The garden is easy to care for and has the perfect aspect for those evening summer barbecues, with the late sun hitting the decking area perfectly.

I am sure the new owner will love this property as we have, and also appreciate its proximity to all that the lovely town of Wadebridge has to offer.

My Place Thinks: A delightful period house with a lovely character to it. The layout is very family friendly with that lovely dining room and the basement area being extremely useful. The easy to manage garden allows plenty of room for your children or pets to run around and the garage and parking at the rear is a major benefit. Having the huge second floor bedroom is a bonus and this great family home is within perfect strolling distance of the town! A beauty! What do you think?
