General Remarks - Halbote Farm lies close to Creed Church midway between the villages of Tregony and Grampound. It is a productive farm in a very desirable location and with the farmstead set in a sheltered wooded valley well away from busy roads and passing traffic. It is essentially a stock rearing holding with an attractive residential dwelling and whilst obviously available as lotted (3 lots) it can also be purchased as a whole.

"Halbote" is possibly a corruption of "hale boate rock", a medieval reference when the river Fal was navigable far inland. The river Fal is not far from the extremity of the farm and in many respects the surrounding countryside is typical of the whole of the Fal Valley with verdant countryside and heavily wooded hedges featuring many mature oaks.

The parish Church of Creed is just half a mile from the farm whilst the villages of Tregony and Grampound are virtually equidistant and both within a couple of miles. Here there are a range of amenities for daily needs including general stores and post office, various art and antique shops, churches and both primary and secondary schools. Halbote Farm also lies just outside the recognised boundary of the Roseland Peninsula but is easily accessible to its many scenic attractions along the coast including the well known beaches of Pendower, Carne and Porthcurnick in Gerrans Bay. There are main line railway stations at Truro (nine miles) and St. Austell (seven miles).

The Farm - The whole Farm (all three lots) extends in all to almost fifty acres and is separated into three parts by minor country roads. Lot 1 (Price Guide £650,000) extends to 28.13 acres and is the major part of the holding including the Farmstead. The farmhouse is an attractive building with mellow stone elevations featuring cut granite window arches under a hipped slate roof. Directions - Proceeding along the A390 from Truro to St. Austell continue into the centre of Grampound and half way up the main street take the minor turning to Creed. Continue along this minor road into the hamlet of Creed and continue towards Tregony.
