DIRECTIONS From Kingsbridge, take the A379 towards Plymouth. After leaving Bantham Cross roundabout, proceed along this road and as going down the steep hill (towards Aveton Gifford), take a right turn, leading to Venn. Alternatively, if approaching from Plymouth, proceed over the River Avon bridge and turn left at Bridge End, again following the signs towards Venn. Proceed along this road for about quarter of a mile and the entrance to the gate will be through a gateway on the right hand side (albeit the better is from the other direction).

SITUATION The land is situated between the villages of Churchstow and Aveton Gifford, in the South Hams area of South Devon, both being about 2 miles away. The town of Kingsbridge is about 4 miles distant and the A38 dual carriageway expressway, connecting to the M5 motorway and national road network, being about 15 miles to the north. 

DESCRIPTION Graded 3/4 on the Ministry Classification map, access to this land may be gained through two gateways, either on the eastern boundary of field number 7569 or on the north boundary of field number 5979 (albeit this is only really suitable for livestock or if on foot).

Two of the fields, extending to a total of 18.18 acres are suitable for cereal cropping purposes, with the balance of 9.01 acres being down to permanent pasture. The land has a combination of gentle, moderate and in places steep north facing slopes, with wide views over the Avon Valley and the River Avon.

The grassland is all reasonably well fenced, with a barbed wire guard fence against most of the hedges. 

WATER There is an existing underground mains water supply pipe from a mains connection point near Bridge End (as approximately marked on the site plan by the letter 'M', but this supply pipe is believed to have leaked in the past and therefore has been cut off. There is a legal easement in place for this underground mains water supply pipe and would suggest therefore that it would be possible to lay a new replacement underground supply pipe, to connect to the mains at point 'M', should a buyer wish to do so.
