DESCRIPTION: An opportunity to acquire 5.789 Hectares (14.304 Acres) or thereabouts of excellent quality Grade I Agricultural Land in two enclosures in very close proximity adjacent to Sarah Gate in Quadring.

The land is being offered for sale as a whole or in two Lots.

SITUATION AND LOCATION: The land lies on the south side of Sarah Gate which is located to the north east of the village of Quadring. Quadring is approximately 6.5 miles north of Spalding.

LAND CLASSIFICATION AND DESCRIPTION: The land comprises of two enclosures of Grade I arable land according to the Land Classification Map of England and Wales. The soil association of England and Wales classes the soil as being of the Tanvats Association of Soils which is described as ´deep stoneless fine soils capable of growing crops of cereals, sugar beet, potatoes and field vegetables´.

TENURE: The land is currently let on a year to year Farm Business Tenancy Agreement. The current tenant has agreed to vacate the land after the current growing crop of Sunflowers.

METHOD OF SALE: The land is being offered for sale by private treaty. The sellers reserve the right to conclude a sale by either ´best and final offers´ or ´private auction´.

WAYLEAVES AND EASEMENTS: The land is being sold subject to and offered with the benefit of all existing rights, including rights of way, whether public or private, light, support, drainage, water, electricity and other rights, easements, quasi-easements and all wayleaves, whether referred to specifically in these Particulars or not.

RIGHTS OF WAY: We are not aware of any public rights of way which affect the land.

BOUNDARIES: The successful purchaser shall be deemed to have full knowledge of boundaries and rights of way (if any) which affect the land.

CONTRACTS AND QUOTAS: There are no contracts or quotas included within the sale of the land.

BASIC FARM PAYMENT ENTITLEMENTS: No basic Farm Payment Entitlements are included within the sale of the land. Should the purchaser require Basic Farm Payment Entitlements to use with the land to claim the Basic Farm Payment, Entitlements may be available by separate negotiation through the Selling Agents.

BASIC FARM PAYMENT: The outgoing tenants have claimed the 2016 Basic Farm Payment on the land which they will retain in totality. It will be the responsibility of the purchaser to adhere to the outgoing tenant(s) any Cross Compliance and Greening Regulations until 31 December 2016.

TENANTRIGHT: The buyer(s) shall pay, in addition the purchase price, the full amount of tenantright to an outgoer (based on the value to an incoming tenant) in accordance with the prices and recommendations with the Lincolnshire Association of Agricultural Valuers including, where appropriate, enhancement if so demanded.

SPORTING RIGHTS: The Sporting Rights are included in the sale as far as are owned by the seller.

MINERAL RIGHTS: The Mineral Rights are included in the sale so far as they are owned by the seller.

VAT: Should the sale of the land or any right attached to it become a chargeable for the purposes of VAT, such VAT shall be payable by the buyer(s).

ENVIRONMENTAL STEWARDSHIP SCHEME: The land is not currently entered into any form of Environmental Stewardship Scheme.

DRAINAGE RATES AND OUTGOINGS: Drainage Rates are payable to the Welland and Deepings Internal Drainage Board. The current drainage rates for 2016/17 year are £142.52. The purchaser will pay the Drainage Rates or proportion of the drainage rates from the date of completion to the 31st March if so demanded.
