POSSIBLE BUILDING PLOT A Mediterranean garden set in the heart of the village with potential views of the harbour and directly adjoining the coast path. This garden plot is currently part of Rope House. It is a fabulous Mediterranean garden set high above the harbour at Mevagissey with a sheltered south facing aspect and extending in a linear fashion to the south west coast path at its extremity.

The land extends to approximately 100 metres in length but much of this is merely 4-5 metres in width but widening at the western end to a rectangle approximately 25 metres by 12 metres.

There is no planning consent for development and a basic pre-application enquiry was recently submitted to the Local Planning Authority. Whilst this report concluded that the garden was "suitable for development" the Local Planning Authority would "not support an application". A planning consultant has subsequently visited the site and believes it is indeed meritworthy of a formal submission. In the circumstances the vendors (Executors of a deceased estate) are wanting to dispose of the site and hence the land is available in its current form as a garden or possibly with a contractual option to purchase subject to obtaining planning consent.

Mevagissey is a quaint fishing village on the south Cornish coast, and is one of Cornwall's few remaining working harbours. Local facilities are within walking distance of the site, but further facilities are available in St. Austell (approximately five miles distant) and in the Cathedral city of Truro (approximately 15 miles distant). Notable attractions in the area include the Lost Gardens Of Heligan (less than 2 miles from Mevagissey) and the Eden Project which is just east of St. Austell. The whole area is recognised as being of outstanding natural beauty and much of the nearby coastline is owned and protected by the National Trust.

Directions - Proceeding along the B3273 from Pentewan to Mevagissey take the left turn at the crossroads at the top of the hill before descending down into Mevagissey. This road automatically leads into Cliff Road passing the Mevagissey community primary school and then descends down towards the village. At a right angled bend of the road continue to bear off left into Cliff Road and descend down into the village where the road becomes narrow and marked as a cul-de-sac. Take the first left hand turning after the road narrows and proceed for a short distance where the entrance to Rope House will be clearly identified with a for sale board on the right hand side.
