Bourton-on-the-Water, affectionately known as the Venice
of the Cotswolds, is nearby and is one of the larger North
Cotswolds villages, situated in the Windrush Valley within
an Area of Outstanding Natural Beauty. The shallow river
Windrush flows through the centre, spanned by low arch
bridges and flanked by village greens. The village offers a
variety of day to day shopping facilities, banking services,
doctor's surgery, solicitors and dentist. There is also a primary
school and a highly regarded secondary school, The Cotswold
School.
To the north of the village is the historic market town of Stowon-
the-Wold which provides many specialist shops arranged
around its central square. A Tesco store is located on the edge
of the town. The Daylesford Organic and Lifestyle shop is not
too far distant. The Roman Fosse Way provides direct access
to the Midlands and south to Cirencester. The A40 links
Cheltenham to Oxford and then joins the M40 at junction
8. For the London commuter there are regular trains from
Kingham station to London Paddington which takes around
90 minutes.
Recreational opportunities include golf at Burford and,
Naunton Downs, polo at Cirencester Park, racing at
Cheltenham and sailing at the Cotswold Water Park. There
are a number of excellent walks in the area including the
Gloucestershire Way and Cotswold Way. There are also a
wide choice of private schools including Cheltenham Ladies
College, Cheltenham College, Dean Close and Prep Schools.
A selection of well-regarded schools in Oxford are also easily
accessible. In addition, there is a highly regarded primary
school in Cold Aston, and outstanding senior school in
Bourton-on-the-Water.

Description

Folly Farm is rurally situated amidst glorious Cotswold countryside and is one of four dwellings which formed the original Folly Farm. The property not only includes a first class family house but also, outbuildings, grazing land and grounds incorporating lakes. Indeed it is rare to find a property with such attributes particularly when situated in such a remarkable position.

The house itself was converted by the present owners in 2006 and now provides very spacious family accommodation over three floors. In total the accommodation extends to nearly 5,000 square feet. From the welcoming reception hall there are double doors leading into the drawing room with an open fireplace and access to the garden. At the moment the room is open plan to the dining room which also has a fireplace and doors out to the garden terrace and sun loggia. The combined rooms make an exceptional entertaining space. There is also an open way through to the well fitted kitchen, off which is a walk in larder. Other ground floor rooms include a cloakroom, utility room and a study which could also be used as a family room.

The first floor provides four bedrooms and a family bathroom, a separate WC as well as an impressive main suite with a bath and separate shower and a dressing room. From this room there are beautiful views across the surrounding countryside. Two further bedrooms and a bathroom are located on the second floor. All seven bedrooms are south facing.

Outside the driveway leads into a gravelled courtyard providing excellent parking space. To the side there is a good range of stone and timber clad outbuildings. These buildings are capable of fulfilling a number of different requirements. They are currently used as a tool shed, storage barns, stables and party barn. The office has a delightful veranda and has the added benefit of electricity and telephone connected to the building.
In addition there is a former garage and a carport with direct access into the house.

To the east is the charming walled kitchen garden whilst to the rear of the house is the principal garden laid mainly to lawn but including a wide variety of shrubs, mature trees and two very well established beech hedges. The garden slopes down to one of the paddocks and on the opposite side woodland. It is an absolute haven for wildlife. Indeed it is a particularly charming and tranquil place to relax.
