Aylesford is an historic village on the outskirts of Maidstone, near East Malling. The quaint single lane, traffic controlled High Street features some picturesque period properties, many of which are listed, including the 16th Century Grade II* listed Chequers Inn. There is a local store, tea rooms and hairdressers in the village. A Medieval foot bridge crosses from this side of the River Medway to the other (also accessible via road), where the rail station and further amenities can be found (including a Sainsbury's supermarket and M&S Food in the retail park). Maidstone town centre is only about 4 miles away offering more comprehensive shopping and leisure facilities.
Immediately behind the property is Aylesford Quarry, now the site of a very attractive lake. In the winter, when the leaves fall off the trees, Court Farm Barn enjoys a lovely vista over the water. The property also adjoins St Peter & St Paul's Church and the handsome stone tower is visible from the garden.
Aylesford is highly accessible, being located just off the M20, about 37 miles south east of central London. Aylesford rail station (0.8 of a mile by foot/bike) serves London St Pancras (via Strood) with a journey time of about an hour. Alternatively, East Malling station (about 3.3 miles) has direct services to London Victoria in about 1 hour. Folkestone and Dover for Channel crossings are about a 40-50 minute drive down the M20 (traffic permitting).
The area is well supplied with schools, including Grammar schools in Maidstone. Please visit www.kent.gov.uk/education-and-children/schools for more details.
Court Farm Barn is a most impressive period barn conversion, offering contemporary and unique living spaces with vaulted ceilings, beautifully appointed kitchens and bathrooms and flexible accommodation including a self-contained annexe.
The barn is link-detached with a covered open ended void between this property and the adjoining south wing, having the original barn doors either side.
The building is believed to be about 150 years old and once formed the stables of Court Farm. The farm has been developed to provide the two barn conversions, an oast conversion and the original farmhouse in a small gated community at the top of the old High Street.
Court Farm Barn benefits from private parking at the front and rear. The rear garden and parking area is privately enclosed with separate electric gated access at the side. The detached double garage is at the back of the property.
The plot amounts to about 0.58 of an acre and is well screened from the other properties in the development, with mature trees around the fenced perimeter.
Impressive open plan reception rooms with vaulted ceilings featuring the exposed ceiling trusses.
Ceramic floor tiles with underfloor heating throughout the reception hall and kitchen/dining/family room.
Oak latch internal doors.
Double glazing throughout including sliding glazed doors along the length of the back wall in the kitchen/dining/family room, opening out on the rear decked terrace and garden.
Contemporary kitchen with granite worktops and integrated Siemens appliances including self-cleaning conventional oven, microwave combination oven with storage drawer below, steam oven with warming drawer below, dishwasher and induction hob. There is also space for an American style fridge freezer. Undermount sink with waste disposal and water softener.
In addition to the kitchen there is a separate laundry room with wall and base units with granite worktop, sink and space for concealing a washer/dryer. Accessed through the laundry room is the comms and boiler room.
Three ground floor double bedrooms with built-in wardrobes including the master bedroom suite with walk-in wardrobe, en suite wet room and vaulted double aspect bedroom. There is also a study/4th bedroom on the first floor.
The main family bathroom, master en suite and annexe shower room are all beautifully appointed and benefit from underfloor heating. The main family bathroom has a two person oversized bath and an inset waterproof television.
Self contained annexe with separate side and rear access including an open plan living room with kitchen along the far wall, shower room and mezzanine double bedroom. The kitchen has a granite worktop, conventional oven, induction hob, undermount fridge and dishwasher.
