Why you’ll like it:
This gracious Regency building is opposite the southern enclosures and approached up a wide, flagstone step. The communal hallway has high ceilings and is well cared for, and the door to this apartment is ahead. A clue as to the original nature of one of the rooms within the apartment can be seen in an original plaster portrait above your head to your right.
Inside, it is clear that generations of owner’s have been careful to retain the integrity of this beautiful home which has been brought into the 21st century with taste and sympathy for the Regency period. The philosophy of successive owners seems to have been not to destroy all things added, but to leave them if they add to the character- hence the bakerlite light switches in the elegantly proportioned living room to the right of the doorway. Originally the dining room of this distinguished home, there is beautifully delicate plaster work high above your head, with hand made vines twining around the ceiling as a frieze. The ceiling rose is a fine example of intricate plaster work, which is in evidence around the walls as well as the decorative panelled ceiling. There is a grand fireplace to the left, which looks as though it is an open fire. The graceful pair of windows, which have retained their original shutters, gaze across the green of the enclosures and you can see the sea glittering to the left of them.
Next door is the first of the double bedrooms, which shares the ceiling height, and has retained the original egg and dart cornice with decorative Greek frieze above. The large sash window faces east for the morning sun and has quiet and private views across the garden. Conveniently, the bathroom is next door which has a contemporary white suite and a shower above the bath. The floor is an attractive pale blue sparkling industrial non slip style, and there is ample storage both in the high gloss cupboard and in the attic space above you.
Returning to the hallway, which is double height due to the stairs ascending above, there is a south facing window and room to either side for a study area, for example, and ahead a door leads into the bright kitchen with plenty of units in a mixture of modern white and traditional grey with gloss white carolian work surfaces and blue splashbacks reminding you of your location by the sea. To your left the ovens are thoughtfully placed at eye level and to the right is a smart Elica extractor above a sleek black hob. There is plumbing for a washing machine and for an American style dispenser fridge. At the end of the kitchen on the right is a porch with south facing windows leading out to the garden and on the left a door takes you through to the second bedroom which is a spacious, light room with a romantic arch leading to two windows set within a bay which has a charming window seat built in from which to admire the lovely garden.
The garden is surprisingly large with flagstones underfoot and cleverly shaped flowerbeds leading you around to the rear gate which opens into the quiet lane behind and the garage is second on your right. In the garden, on the right hand side is a raised ventilation grill with ornate iron work which airs the secret caverns beneath, the tallest of which is over 4 meters. The second piece of iron work on the top was probably removed from the pinnacle of the huge glass light lantern which would have allowed sunlight into what was probably the old kitchens and stores of the house, and the shadow of which can still be traced along the wall.
