Blaizes is discreetly approached by a short shared driveway before a private gated entrance with entry phone leads to a gently sweeping gravel drive bordered by mature yew hedging to Blaizes. Generous parking and turning in front of the house is complemented by a double garage with double car port and a separate double garage, thus providing extensive parking. The formal gardens, believed to have been designed by Gertrude Jekyll, are magnificent and professionally cared for, set out to provide great interest and variety. To the west of the wisteria
clad elevation of Blaizes lies a wide lawn looking towards the charming herbaceous borders and large pond, which was relined in 2013, has a filtration system and a floating island. Various avenues and paths meander round this beautiful garden which, beyond the pond, includes a beautifully screened mosaic tiled outdoor heated swimming pool, bordered by an evergreen hedge surrounded a protective bank. The open fronted brick and tiled pool house is complete with barbecue kitchenette, WC and shower and a plant room to the rear. The swimming pool enjoys external surround sound. Close by is the painted hard tennis court and pavilion, screened by mature hedging. Other wonderful features of the formal gardens include expansive Azalea beds and a Lavender bed complete with central Pineapple tree. To the north of the house is a wonderful secret garden with a box hedging parterre interspersed with herringbone
brick paths, leading to an open area of garden beyond bordered by a mature Beech walk and flagstone pathway. At the northern extreme of the garden is an orchard complete with apples, quince, pear and plums, kitchen garden and composting area. The kitchen garden has 2 greenhouses, a fruit cage, cut flower garden, herb garden, a gardener's bothy, wood store and garage / gardener's tea room. Other outbuildings include a brick shed (tool store) for mowers and garden equipment. Throughout the beautiful grounds are some magnificent trees including oak, weeping silver birch, poplar, maple, olive, beech, a lime tree and a magnolia.

A borehole provides garden water, with some automated irrigation.

The paddock land and woodland lie to the west of the formal gardens and provide 3 post and rail and post and wire fenced paddocks adjoining Gunsbrock Wood. A public footpath crosses the paddock land to the west of the formal gardens (but not the formal gardens). An additional flat 25 acre field is located on the other side of the Twyford road with separate access adjoining Mire Lane and connecting to the Knowl Hill bridleway circuit. The flat and open nature of this section of the land might suit a stick and ball field for polo if required. The gardens have been professionally maintained by an estate manager and plantswoman with additional help and support as required.

Acreage: 56.3 Acres
