A stunning and very spacious period farmhouse of great character with a detached 2-bedroom cottage, outbuildings and land extending to about 10.5 acres. Set in a wonderful country location within an Area of Outstanding Natural Beauty.
Southlands Farm is a handsome Grade II Listed residence which dates back possibly to the 17th century and was further enlarged by incorporating some of its outbuildings in the mid-late 19th century. It has local flintstone and rendered elevations under a thatched roof to the main farmhouse and linhay, with a slated roof to the latter extensions, and has a handsome façade, part of which is adorned with a wisteria and clematis.
The accommodation is well-presented and was the subject of a programme of refurbishment within the last couple of decades. It retains a wealth of character features which include many exposed beams, timbers and inglenook fireplaces and there has been the extensive use of wood in more recent years with oak and wood block flooring in several of the rooms and replica plank and muntin screen in Oak in the entrance hallway. Worthy of particular
mention is the country kitchen which has a 4-oven Aga and opens into a garden room with fabulous views. There is a sitting room offering excellent proportions and also a snug with open fireplace adjacent to the inner hallway which also has a fireplace with a multi-fuel burner.
To the first floor there 4/5 bedrooms, the principal of which is a superb large room with a range of fitted wardrobes and an en-suite bath/shower room. Southlands Farm has exceptionally flexible accommodation with three staircases, so there are many different combinations to suit a variety of requirements. It could provide a wing by incorporating several of the rooms to the north and would undoubtedly suit family occupation.
Adding a huge amount of flexibility to Southlands Farm is Beech Cottage, a detached property which sits to the opposite side of the forecourt in such a position that it affords a great deal of privacy from the main house. It has flintstone elevations under a slated roof and has been the subject of a continued programme of improvement and is found in particularly good order. It benefits from a paved terrace to the north.
Beech Cottage is currently let to holiday makers, providing a very useful income and it gains a great deal of repeat business and excellent online reviews. It would also be perfect for those with large or extended families and as annexe accommodation.
Southlands Farm is approached from the lane over a driveway and electric gate, which leads into the large gravelled forecourt around which sits Beech Cottage and the outbuildings.
Adjoining Southlands Farm to the rear is a very attractive 4-bay thatched linhay/car port and this also gives access to the property. There is a detached stone barn which incorporates a log store and houses the oil tank.
The former detached parlour now includes several loose boxes and this has access into a pole barn to the rear which opens into one of the fields.
Gardens & Grounds.
Southlands Farm has attractive formal gardens over which the principal rooms take advantage of some delightful views. To the front of the property is a walled garden
which is laid to lawn and surrounded by mature and colourful plant and shrub beds which give the property a high degree of privacy from the country lane. To the east of the house is a large level area of lawn with profusely stocked herbaceous borders and many roses and colourful shrubs. There is a paved terrace with superb country views over the land to the countryside beyond.
To the west of Beech Cottage is an orchard and a sloping piece of land that runs to the northern boundary. To the north of the outbuildings is a hard tennis court which is
netted and has recently been re-lined.
Southlands Farm benefits from three main areas of paddock (two to the east and one to the west) which have water connected and two have separate lane access. There is also a further small area to the north of the tennis court.
In total the gardens and grounds extend to about 10.7 acres.
