Tylney Lodge, the former entrance to the
Tylney Hall Estate and House, hidden behind
imposing gates, is now a fine combination of a
beautifully restored Grade II listed property and a
well-designed significant extended wing.
The original architect of the Lodge, R Selden
Wornum was fascinated by the features and
crenulations of the Hall and has miniaturised the
design particularly on the tall brick chimneys.
The main single storey residence is divided
almost equally in two halves. The late 19th
century section retains many period features
including quarry tiled floors, a octagonal
bay window with pierced ironwork window
handles and feature fireplaces, but it has been
comprehensively modernised and enhanced.
The extensive modern wing of the lodge was
completed recently by the present vendors.
In the new wing is a first floor area with velux
windows to provide either a sixth bedroom,
games room or office.
There are fine views from the accommodation
to the rear over the stone terrace to the garden
and extensive grounds beyond.
The property is entered through electronically
controlled gates hung from the Grade II listed
pillars with finials and opening onto the gravel
drive with parking and turning giving access to
the brick double garage.
The part glazed oak front door opens to the
reception hall, with a part quarry tiled floor and
wood burner housed within a period fireplace.
Doors lead to two double bedrooms, one with
a blue and white tiled fireplace surround and
en-suite. Also off the hall is the charming sitting
room with an open fireplace housing a log
basket. The five window bay with seating would
have been the original gate-keepers 'look-out'.
To the rear is the superb kitchen/breakfast
room with computer controlled glazed ceiling
windows and oak bi-fold doors and windows
opening onto the stone flagged terrace allowing
spectacular views over the gardens. Apart
from the space for a large table, the surfaces in
kitchen area with its central island are granite.
This is fully fitted with amongst other features
the following:-
- Wine cooler
- Two full height refrigerators
- Double oven
- Steamer oven
- Warming drawer
- Electric hob
- Dishwasher
- Pull-out larder cupboard
- Sink with colander drainer
Another feature of this property is the unusually
large utility room (12'11" x 12'9") ideal for
accommodating the family laundry.
Two more reception rooms face the garden with
doors opening onto the terrace, the drawing
room with along one wall a beautifully carved
oak dresser/bookshelf and the family room,
contrasting with the rest of the property with
open rafters and a raised brick fireplace housing
a log basket.
It is from here that the new bedroom wing
is accessed comprising two similar double
bedrooms with Vilroy Boch ensuites and beyond
the master bedroom suite, the main bedroom
being exceptionally light with floor to ceiling
windows, dressing room and ensuite Vilroy Boch
bathroom. These three rooms enjoy unrestricted
views to the garden and through French
windows in each room access onto the terrace.
Stairs lead up to Bedroom 6/Games Room.

Tylney Lodge is situated on the edge of the
village within the Newnham Conservation
Area and was the former southern entrance to
Tylney Hall.
Newnham is a sought after village between
Hook and Basingstoke. There is a Church,
village hall, village green and pond with the local
primary school being located in Rotherwick.
The local centres of Hook and Odiham are
both within a short drive offering a range of
facilities including dentists, doctors, veterinary
surgeries, supermarket, banks and schools.
More comprehensive shopping, recreational
and educational facilities can be found in
Basingstoke, Fleet and Reading.
There are excellent communications in the
area with Junction 5 of the M3 within a mile
connecting with the motorway network. Mainline
stations to London Waterloo are available at
Basingstoke with its fast service or from Hook
with the more local service.
About three-quarters of a mile from the Lodge,
Tylney Hall Hotel and Spa is open to leisure
club members. The area is also well known
for both state and independent schools for all
ages including Robert Mays, Lord Wandsworth
College, Sherfield, St. Neots and Daneshill to
mention a few.

The garden and grounds extends to about
4.5 acres.
Having entered through the gates, the drive
bounded by herbaceous borders is also
enclosed by hedging with at the end of the
gravel drive the double garage with electronically
controlled doors.
Close to the house to the rear is an extensive
stone flagged terrace with steps leading up to
the formal lawn broken by shrubs and an arbour.
Beyond is an expanse of meadow, flanked on
one side by mature trees and rhododendrons,
concealing three timber sheds. At the far end is
a Scots pine copse. The whole is enclosed by
mixed hedging.
