Full descriptionFound on a tranquil, tree-lined part of Alexandra Park Road (APR) in the heart of Ally Pally, this wonderfully light, one bedroom garden flat has off-street parking and is full of character and charm.
A spit from Alexandra Park overground and within walking distance of Muswell Hill Broadway, it is a lovely spot and easily accessible with good links all over London – just twenty minutes into the centre of town. With the shops and cafes of Crescent Road just around the corner, it is perfect for anyone looking for an urban pad with a sense of the outdoors.
Brickworks Says - The large reception room opening out onto the gloriously landscaped garden is worth a special mention. Not only are the glass doors huge and original to the building, but the verdant view is simply gorgeous - backing straight on to the woodland part of Alexandra Park - and not another building (or person) in sight.
We also love the unusual detailing, such as the tiled stair returns and the decking in the garden. The latter gives a clean, modern edge to the feel of the place - perfect for a cold glass of wine in the summer months.
The Owners Say - Ally Pally is a simply fantastic area. The Palace hosts great concerts and, most importantly for us foodies, a weekly farmers market which is arguably the best in North London. There is also a little row of shops on Palace Gates Road, just a three minute walk from the flat. Our Cottage has a variety of pastries and organic fresh fruit and veg and just a bit further afoot are a variety of shops and cafes including the fantastic Owens Foodstore. An Everyman cinema opened recently in Muswell Hill too, a very comfortable way to spend a couple hours on a rainy day.
The flat itself backs right onto the park, so the garden fades into a beautiful tree line. Its secluded and quiet, the perfect respite from Londons more bustling side. We absolutely love this place and will miss it very much!
Points To Consider - Alexandra Park Road is busy in parts, but the flat is found on the quiet section of the road after it forks and breaks into Palace Gates Road. Looking on a map, you will see exactly what we mean.
The addition of off-street parking around the back of the property is a bit of a bonus. And you would not even know it was there.
The communal cellar is available for storage, making this a practical flat as well as a pretty one.
The property is share of freehold and the lease is long, having been extended to 999 years just a few years ago. Plus there is no ground rent or service charge maintenance is on an as and when its needed basis.
Part of Harringay Council, the property is in council tax band B. Last year this equated to £1,153.70.
