Full description

A fine Edwardian country house with stunning coastal and countryside views offering boutique style guest accommodation and 3 self catering cottages

Introduction - Cedar House is a fine example of an Edwardian Gentleman's Residence incorporating the spacious rooms and architectural features typical of that era including high ceilings, oak flooring, coving, picture rails and panelled doors. Standing in an elevated position it has stunning 180 degree views to the south-west over open countryside and to the north-west towards the coast.

Currently the principal part of this 7 bedroom house is occupied by the owners as their family home and they offer boutique style, ensuite guest bedrooms in the remainder. Additional income is generated from the 3 letting cottages in the grounds which are rated 4* by Visit England.

The wide range of accommodation on site offers a new owner scope to change the configuration to suit their needs. There is also potential to expand the business further e.g. Developing the outbuildings on site, hosting weddings/functions etc.

Situation - Cedar House is on the edge of the village of Old Cleeve close to the Somerset coastline and Exmoor National Park. The A39 is less than a mile away giving easy access to Bridgwater, Taunton and the M5.

The medieval town of Dunster (3 miles) is set around the National Trust Castle and has a number of independent shops, including a delicatessen, a post office, doctors surgery, inns, restaurants and cafes. The well-regarded Old Cleeve primary school is within1.5 miles as well as a secondary school in Williton (3.6 miles). Minehead offers a range of shopping, banks, a hospital, a farmers market every Friday and leisure facilities.

Taunton (18 miles) is the county town of Somerset and has a good range of shopping facilities including a farmers market, and is home to Somerset County Cricket Club and Taunton Racecourse. Mainline train services from Taunton offer connections to London in under two hours, while the regional and international airports at Bristol and Exeter are just over an hour away. There are excellent state and private schools, including Queens College, Taunton School, Kings College and Kings Hall. Other well-known schools in the area include Millfield, Wellington and Blundells.

Cedar House - In brief the owners accommodation comprises an imposing hallway with parquet flooring and substantial staircase to the first floor. A dual aspect sitting room with large window providing far reaching views and glazed door to the veranda, original panelled sliding doors opening to the games room. Another dual aspect room with a deep bay window and corner fireplace. Link room leading to The Bramleys Cottage. Dining room, recently refurbished with parquet flooring and lovely views through the full width mullioned bay window. Laundry room with adjacent WC. Store room. Kitchen with gas fired Aga, range of base and wall units and door to pantry.
The first floor has a substantial galleried landing with large window. Bedroom 1 with ensuite shower room and views to the south. Bedroom 2 with ensuite dressing room and shower room. Bedroom 3 with ensuite bath room.

The boutique style guest rooms are in the north wing of the main house affording the owners substantial privacy. These rooms are rated 4* Gold by Visit England and the owners have been awarded the Visit England Breakfast Award. All four guest rooms are individually decorated with ensuite facilities and all offer stunning views. On the ground floor is a reception area plus a recently redecorated breakfast room and servery. On the second floor there is a linen room and loft room which could be converted subject to the relevant permissions.

The Cottages - In addition there are three holiday cottages also rated 4* by Visit England.

The Bramley's Cottage (Sleeps 4) - This is a self-contained single storey annexe to the rear of the main house. Living room/dining room, kitchen, two bedrooms and a bathroom.

The Pippins (Sleeps 2) - Rated 4* Gold by Visit England. The Pippins has a very spacious feel with a large living room, conservatory, kitchen, bedroom and bathroom. Gardens to side and rear and car parking to the front.

The Coach House (Sleeps 4) - This dates from the same period as the main house and has separate access from the council highway. The Coach House, next to the stables, was fully refurbished in 2014/15. The accommodation comprises hall, cloakroom, sitting room, dining room, kitchen, utility, snug/office/bedroom 3 and shower room. Two bedrooms (one with walk-in-wardrobe) and a shower room on the first floor.

Outbuildings - There is a workshop (16'4 x 9'), garage (15'1 x 14'), tack room with original corner fireplace and games room/store room (22'9 x 9'5) which was formerly the stables. All are very useful spaces and also offer potential for conversion to an alternative use subject to the relevant consents. In the orchard is a garden store (approx. 9'8 x 19'6) constructed in 2014.

The Grounds - Approached over a tarmac drive, the grounds include formal lawns to the front of the property, ideal for a marquee, from which the superb views can be fully appreciated. Lawn to the side of the main house with fine Cedar tree, further lawns interspersed with well stocked flower and shrub beds, a kitchen garden and small orchard. Car park. In all about 1.5 acres.

Outgoings - Council Tax:
Cedar House Band C, The Coach House Band A

Business Rates - The guest rooms, Pippins and The Bramleys Cottages have a combined rateable value of £2,800. However the property benefits from 100% Small Business Rate Relief so no rates are payable. From April 2017 it is believed that due to changes announced by the Chancellor in March 2016, the Business Rates payable will be negligible.

Services - The house and three self-catering units are all connected to mains electricity, water and drainage. All except Bramleys Cottage have a mains gas supply but this could be connected. Gas central heating to all except Bramleys Cottage which has modern electric panel heaters fitted in 2015.

Local Authority - West Somerset District Council, West Somerset House, Killick Way, Williton, Somerset TA4 4QA tel: 01643 703704
